Arapahoe County Clerk and Recorder launches fraud alert system 

Web-based program notifies owners when liens, documents are filed in their name

 

Littleton, Colo. --- Citizens owning property within Arapahoe County will soon be notified when a lien or other document is filed in their name, thanks to a new alert system offered by the Recording Division of the Clerk and Recorder’s Office.

Citizens can log into the Clerk and Recorder’s web site at www.co.arapahoe.co.us to register their information and receive alerts any time a document is recorded in their name, thus enabling them to review and analyze the credibility of document recordings that may affect them.

“With this new system, property owners will no longer be unaware or surprised when a lien is filed against their property, or other documents are filed in their name,” said Clerk and Recorder Matt Crane. “The system is easy to use and it will help our citizens protect their property and avoid becoming a victim of land fraud.”

The Land Fraud Registration and Notification System, which was developed by Aptitude Solutions, is a component of the OnCore Recording Platform, which the Clerk and Recorder’s Office launched in February to streamline the County’s recording process.

Once a user registers their name and e-mail address, they will receive an e-mail notification when a document is filed under their name. The notification will include pertinent recording details, such as the document number (book/page if applicable) and the date the recording was filed. E-mail notifications also include a convenient hyperlink to the County’s web site directing recipients to the recorded document details.

“Once notified, citizens can then contact our office to take the necessary steps to remove illegitimate documents from the public record,” Doty added.

The Recording Division of the Clerk and Recorder’s Office is the official keeper of real estate records, as well as processing passport applications and issuing marriage licenses.
