The Flexible 97® loan is designed for home buyers with very good credit histories; other low down payment loans offer more flexible qualifying requirements and may be particularly helpful if you have a limited income. Home Improvement Mortgages
By choosing to buy and fix up a home or by renovating your current home, you can make your dream house a reality. And with the right financing, you can do it economically. Fannie Mae offers you several types of mortgages that let you finance home improvements.

Reverse Mortgages
Unlike a traditional mortgage that you pay back each month, reverse mortgages provide payments to you. They, in effect, "reverse" the direction of the mortgage payments. Reverse mortgages provide an excellent opportunity for older Americans to enjoy extra security and financial support. To provide additional housing options for older homeowners, HUD insures reverse mortgages under the Home Equity Conversion Mortgage (HECM) program. HUD - Good Neighbor Program

$1 Homes Program

What a deal!
Starting May 1st, 2000, HUD will be offering local governments the opportunity to take advantage of a unique HUD resource - HUD Homes for Sale - at a bargain rate of $1, plus closing costs.
The new Dollar Homes Initiative will allow local governments to purchase select HUD Homes for Sale for $1 and use them as part of a community revitalization or neighborhood affordable housing strategy.

The HUD Homes available under this new program are those that have been on the market for six months or more. Local governments can partner with local non-profit homeownership organizations or tap into existing local programs to resell the homes to low- and moderate-income residents of the community. In these cases, the local governments will be required to purchase these properties and convey it to the nonprofit organizations for rehabilitation and resale to first-time homebuyers.

Hundreds of properties are available currently and new houses will be added on a weekly basis.

HUD allows local governments to purchase HUD-owned homes for $1 each to create housing for families in need and to benefit neighborhoods, through its Dollar Homes initiative.

Under the policy, single-family homes that are acquired in foreclosure actions by the Federal Housing Administration (which is part of HUD) are eligible for sale to local governments around the nation for $1 each whenever FHA is unable to sell the homes for six months.

By selling vacant homes for $1 after six months on the market, HUD makes it possible for communities to fix up the homes and put them to good use at a considerable savings. The newly occupied homes can then act as catalysts for neighborhood revitalization, attracting new residents and businesses to an area.

Local governments can partner with local non-profit homeownership organizations or tap into existing local programs to resell the homes to low- and moderate-income residents of the community.
