March 2004 Meeting
Introduction of our new attorney Beth Mulchay
Beth addressed several issues:
- Our common area insurance coverage
Beth said our coverage was sufficient for our common areas. She suggested that our Insurance Agent should be willing to come out and meet with us just before our renewal.
- Utility Encroachment Issues
Beth suggested we counter offer slightly higher than what was offered to us and settle in between. She did say that expecting 20 years worth of reimbursement was highly unlikely and would just cause discourse. Current offers: APS-$500, COX $1500, Qwest $2000. ACTION: We will counter offer.
- Who owns the Easement ?– us or Phoenix
Beth reviewed our documents and determined that we do own the maintenance of the common area tracts A & B. There is still a question of 30 feet in question and Beth will review the more detailed diagrams from the city. Beth also mentioned that it could easily take 6 months to a year before we hear from Phoenix about this issue.
Common Area Updates
- Bell Road Issues
APS dug up an area of our grass at 66 ST & Bell, so they will be replacing the area with sod.
The Well lot will have new gravel in front by mid April.
The trees along Bell and backing Juniper have been trimmed. The Palm trees have been trimmed and the dead trees removed.
There will be tunnel work under Bell ?– 1.5 years out in front of the Well lot.
- Hayden Construction Reimbursement
We submitted an acceptable email stating INVOICE so we will be getting their reimbursement owed to us.
Discussion to form a landscape committee for proposed Bell Road improvements
Several people volunteered to be part of the committee. Contact a board member for the committee names.
Spring Rains & Weeds
With all the spring rain, weeds have sprouted in days. Please take the time to eliminate the weeds from your front yard.
HOME ADDITIONS/IMPROVEMENTS/PAINTING:
The Barclay Place Construction Request form is now available on the website ?– please see the address above. Remember that you need to get permission for any exterior work visible from the street or from your neighbors?’ front yards.
NEXT BOARD MEETING: will be held at 7 P.M. on Tuesday, May 4, 2004. You are encouraged to attend. If you need to have plans approved for new enclosures and/or screening devices please give them to a Board Member prior to this meeting.
