Yearly fees rolling over in to reserve?Hell no!

K-spoke with Green acres couple of days ago. The way it was explained to me is they are trying to avoid sending violations to legal to save money. The big concern is people not paying their quarterly fees and they think they may have a shortage on the budget because of it. I wondered- if people are struggling to pay the fees,why would you increase the fees? Answer seems to be we are paying more to make up for those who are not. Doesn't sound like a good solution to me but the economy seems to be the culprit. Maybe someone could ask Obama to bail us out?!?!?Money mouth

Also, don't forget about foreclosures. No fees are collected from these propertys and for how long are they not collected before foreclosure too. Usually the fees are the last to be paid when you are short on your bills. I'm wondering how many foreclosures we have going on at the moment and how many are behind on the fees. Is this information private due to being a legal matter? I'm assuming the late fee information is not privy to the public but only the board and Greenacres.

According to my wife, Vanna (a Century 21 agent), she just stated that the bank makes sure all back fees are paid upon any foreclosure or short sales. But, of course, these moneys can't be counted on for the current budget period if they are not collected before the fiscal year end.

According to generally accepted accounting procedures from my experience, a proposed project must be submitted at annual budget time that states that the project will take longer than a year to accumulate the needed funding and that a surplus account will be set up to handle these funds for the year(s) that the money is not expended. At such time when fees collections reach the proposed budgeted project amount and the project is abandoned, the money is then returned into the general funds in which case lowers the fees collections accordingly for the residents for the next fiscal year. This of course if there is no other unusual expenses budgeted for that fiscal year that might take into account that surplus amount.

so then my question becomes...is there an alternative to legal, isn't legal after a "violation" is ignored....... 

it would be interesting to note  over the years the number/type  of  violations there were,  which of those violations  were written up, which of those write ups were ignored by the homeowner and finally which  violations were then sent to legal...

if the money just is not there and will not be for enforcement,  lets just stop talking about it  and come up with a viable solution-  what can we do ?

community kitty - both $ & labor, could be as easy as a walk around the neighborhood and if u see something to do-  u could offer to help......what a way to meet a neighbor

a comity to help facilitate the fixing of violations ????

im thinking that some people may have an injury and cant do / maintain something, some people may work late shift and cant do something, someone may not have the tools or the ability to get tools  to do something

couldn't we cut someones hedge, paint some trim, paint  a fence, pic some weeds..................we all know time is money, sometimes our time is all we can afford to give.........but 1/2 hour or 45 minutes a week helping others may seem like a lot, but when your done, u feel like you've had years added to your life :)

so if your not a lazy idiot and need help, maybe we could put a little posse together helping neighbors fix violations that will not be pursued, but alienates neighbors ....

ie:  the pipe under the garage & Paul's efforts there !

just brainstorming !
