What do you say to the residents who not only pay their fees but do work in the community to help with upkeep but watch as countless violations are not held accountable for?
I say, 'thank you', and 'we're sorry'. Seriously, I really don't know what to say right now. I'm at the point where I'd like to post every violation that has been ongoing and ignored so that we can point it out more easily and then see to it that the management company gets a copy often until things are right. I'm sure the residents won't mind. Even the ones doing the violating as they do not seem to care that they are the violators. Maybe they think the rules do not apply to them? If so, why?
I guess what I am saying is Yes-I choose to live in a deed restricted community and yes I maintain my property and pay my fees and do work on vacant properties to keep the community from looking run down or inviting crime but I still watch as rules are broken on a daily basis.

Let me ask you this-Seeing how your taxes are in your mortgage payment-and the biggest part of your payment is interest, how much interest will this cost the average homeowner with a mortgage?
Won't make any difference as the dues would be an 'ad-valorem' tax. Meaning it is added to your tax bill and not to your loan.
How much will it raise escrow? Now be a smart ass and tell me it's OK-you can pay it separate like some do their insurance. You and I may have that ability but some people do not.
I don't think it will affect it that much if any. Besides, we are still paying the same amount, only all at once and at the end of the year. Pay it in November and get a 4% discount to boot. (Your property tax) Bet you didn't know that. So, why escrow then? Did you know you can write your lender or mortgage company and ask that you want to not escrow and pay your tax and insurance yourself? After a year with the mortgage, you can do this. And save 4% a year on your taxes, and not have so much in reserve each year in your escrow account.
As a matter of fact I would bet more people aren't paying based on -THEY HAVE NO MONEY-than-they are still mad about a little dispute with a past board member. As a matter of fact-I wonder if I can guess who that was directed at.
