I have started this discussion to keep a public record of all management updates for the residents. I've received an email from Sharman this past Friday, Oct. 8th, 2010.

Had landscape out this week to fix and clean up all.

Ants or Wasps got into the wiring in the Irrigation Time Clock and that is why it was shut down again … I went out and looked at it myself … should have been repaired today or will be the first of next week.
>I got a call from a resident the next day with a message that the sprinklers were on at 11:30 AM. When I turned into the neighborhood at 3:30 PM I saw the sprinklers running along the middle part of the common wall at Rawls Rd. I went home and got some tools and drove over to see what the irrigation timer situation was. I found the door unlocked. There was a small ant colony making a home inside. A green frog scurried behind the transformer. I got my wasp spray and sprayed the inside of the timer and got out all the ants and dirt they brought up. I pulled up the pvc pipe into the timer housing that contains the zone wiring and secured it by drilling a small hole near the top and putting in a screw that will keep the pipe from falling down and out of the housing again. This has allowed a hole for the ants to come in. I tie wrapped some other wires that were dangling loose. I've now got to find a connector to hold the electric wiring underneath the timer box and to close that hole to keep the insects out. I will bring some silicone sealant to seal the tiny openings from the pvc pipe and the other openings into this box.
I then re-programmed the timer to only the allowed days of Wed. and Sat. and to start the five hour sprinkling at 12:30 midnight. There are 12 zones at various time to run.
The landscaping contract specifies the landscaping company is to take care of all this but they failed here in programming the timer. This could have resulted in another fine for the community for watering on the wrong day and time. Do I complain to Sharman about this? I know now that I have to monitor this myself, that you can't depend on anyone even though you pay them for it.
That is why you did not see the Irrigation coming on … The Irrigation System (total system) is checked once a month per your contract as it reads now.
>I really doubt it is. I never see or get any monthly report. And I'll say it here like I told Sharman a couple of weeks ago at our pre-budget approval meeting, that a sprinkler head at the exit of the first entrance has been knocked over for the three or more years that I've been here. No one has bothered to notice it. Only the other day did I notice where someone tried straightening it up. I can assume it was Sharman that did this. Now, does it function is my next question.
If you want to make a change with that part of the contract for 2011 … Please let me know.
