It seems we can't get a newsletter out so I'll give some insights to what's been happening to date. The pond repair or rebuild is currently waiting on another bid from a contractor. We have two at the moment and the board would like to have three to vote on. This pond repair could have been avoided if a lot of people would have just understood what this pond is all about and took care of it on a timely basis. Residents have abused it and the past board and management company had neglected it. At our last meeting last month we finally got word from our President, Danny Crawford, who has been heading up this pond project, that this pond will need to be monitored and maintained regularly in the future if we are to avoid another huge expense in repairing it as we are about to do soon. It's going to takes some education for the residents and vigilance to keep it up. We will have to treat it like a treasure that it is. It serves an important funtion to our community and the ecology around us. It's a storm water drainage pond and natural habitat for wildlife as well.

 

Foreclosures and sales. The market has picked up and the agents and the banks are experienced in what's been happening over the last several years now. You see a house taken over by the bank and it isn't long after that an agent has a for sale sign posted and people are running to take a look at it. Comparable pricing now too don't make for long standing vacant homes any longer either it seems. This is good for the community. We need all homes lived in and looking fresh in order to keep the value up.

 

Dues - Big changes happening with this now. The board is actively pursuing late dues and legal is getting involved. We want to bring up all the dues to current before we can proceed with even thinking about lowering them. Those that haven't kept current are making it hard on the rest of us who pay more each year in higher dues. This is a deed restricted community. You bought in here because you liked the nice look of the place, right? How do you think we keep it this way? Can you imagine what it would look like without dues or a board or a management company? Your choice but if you choose not to pay your dues, you better have a good reason and expect to get notices. The last notice you'll get is a foreclosure notice if you tend to ignore the warnings. Just saying.

 

Violations - Lawns are a big problem now. If you haven't gotten out and did something about your browned out lawn maybe now's the time. Fines are coming! Just a little time in your yard each week and you can keep it green and mowed. Just get out there and do it. Turn off the computer and tv is all you have to do. It's good for your health besides. There are too many residents that just getting lazy I think. But, it's those little things that pile up that the rest of us have to see. You are plainly breaking the rules, the bylaws as it were. Don't think they don't apply to you either. Wouldn't you rather play it straight and have a guilt free conscious and not have other residents look down their noses at you? Maybe you don't care but the board and the management company do for sure. We're crackin' down is all I can say. Beware!

 

What else, any gripes, complaints? I can't think of any right now myself.

Lazy is the key word Paul. Residents need to realize if they are going to be lazy be lazy inside their homes as the outside appearance is what effects all other residents and property values. Just watering and mowing isn't good enough as weeding and fertilizers are necessary as well. Lets be considerate and not just mow and spread weeds into other residents yards. (Time and $$$ are required). Glad to see the New Management Co is taking action unlike unprofessional Charmin.......
