Real Estate Prices?

I've noticed plenty of homes for sale and maybe it's just that time of the year. I was curious to know what you are seeing and value your comments.

1) Are you seeing home values increase, decrease or stay the same since last year? Trends?

2) Do you think the number of homes for sale is about the same as it's always been?

3) How does BBF compare to other neighborhoods you've seen on a value basis?

I have a pretty good idea what's going on in my immediate area and wanted to know what you thought. Thanks in advance for your comments!

We are selling our home now and building another down the street. The comments I hear about
Big Bear is there is such a wide
range of prices..some in the low
300's and some in the mid-to-high
300's. FOr those of us with homes
over 3000 sqare feet you need to ask
mid to high 300's to make any profit.
It also is hard to sell your home when
your neighbors don't keep up their yards.

The reason it is hard to sell you house has nothing to do with the neighbor's yard. It has to do with the fact that there are approximately 30 houses for sale in this development alone. This is a buyer's market throughout the Columbus market. There are also other factors such as if you live under high tension wires, behind Giant Eagle with the garbage dumps, etc. It also depends on when you built your home. Many of us with 3000 square feet do not need to sell for the high 300's to gain any profit. Those who bought at the beginning phases of the development could sell for low 300's and still make a profit. It depends on how much you did with your house, the price you bought for, etc. Good luck selling your home. I wish you luck!

I've had realtors tell us we definitely
are priced right, high 300's. It has
more to do with the perception of
the neighborhood and what other
similiar neighborhoods are like in
Powell. I do believe thay my neighbors
care of their yard impacts what
others think of my house from the
outside. They may love the inside,
but I would be turned off to buy
a house next to people who do not
care for their yard.
