The board of directors is responsible to maintain the values and aesthetic qualities of Brandon Park. To accomplish these goals, the board has appointed an Architectural Review Committee (ARC). The ARC has adopted a simple, yet comprehensive process to ensure that modifications are consistent with the rest of the community. As a homeowner and member of the community, if you plan to alter the appearance or structure of the exterior of your unit, you are required to request approval for the changes. You may not make such changes until you have received approval from the ARC. The types of modifications that require approval from the ARC include:
?˜ Fencing the yard or patio - you are responsible to maintain the interior grass and the fence
?˜ Building a deck or expanding an existing deck
?˜ Enclosing a patio or balcony
?˜ Installing a screen or storm door
?˜ Replacing existing windows or doors.
Homeowners are not allowed to change the exterior paint color. To present a modification to the ARC, follow these steps:
?˜ Contact Laureate Community Management to obtain an ARC form
?˜ Prepare a written proposal, with illustrations or photos, if appropriate, following the form instructions
?˜ Send the proposal and supporting documentation to the property manager one week prior to the next board of directors meeting. The board meets on the second Tuesday of every month
?˜ Attend the board meeting and formally present your proposal
?˜ Wait for the decision of the ARC, which will be made within two weeks.
The decision of the ARC is final and binding.
