Greetings! We are continuing to clarify various rules of the Association. We have gotten a lot of feedback from you, the homeowners, as to why the association is suddenly becoming so diligent in enforcing the rules. After several weeks of walking the property and speaking with you personally, and taking your phone calls at home, it has become apparent that you really do care about how the community looks and about those homeowners and renters who continue to be lax when it comes to following those rules established for your protection. The clearest way we have found to communicate that we hear your concerns and want to act upon those concerns is to increase the number of letters to those homeowners found in violation. If you have gotten one of these letters, please accept it as a helpful reminder. Each recipient of a violation letter is given a full ten days to rectify the problem. Happily, it has been unnecessary to fine most homeowners who have been notified of violations, because they have acted swiftly and responsibly to resolve the problem. We consider this a learning process and a method of encouraging each homeowner at Brandon Park to be familiar with community rules, to follow them, and thus be considerate of their neighbors. To those homeowners who rent their units, please take this one step further and educate your renters so that you are not inconvenienced when held responsible for their acts of omission.
Another reason the board has become more proactive in the area of rule enforcement is that we perceive the need for stricter compliance in the immediate future due to the land development, which is slated to begin very shortly. As the Proctor Jones development company is forming their own association, we want to ensure that they also are aware of the common rules and regulations and that they can follow the example of the current homeowners. We can't expect them to abide by rules that our own homeowners ignore.
Please note the upcoming Annual Meeting. The board is striving to make this a record-breaking year in attendance. As an added incentive, we are having a drawing for one month's free HOA dues. You must be present to win. We will also have the association's legal counsel in attendance to specifically address the land development issue. Jim Winzenburg will be prepared to give an in-depth chronology of the history of the sale of the property to its present stage of development and what your board has been doing to protect your rights and investment. Please mark your calendars and plan to attend, as this information is vital to your complete understanding of what you can expect in the next several months.
Tthe board would like to see our homeowners become more active and involved in our community. We welcome your attendance at the monthly board meetings. If you have any concerns, or would just like to attend our meetings to become more informed, please call Laureate Community Management, at 303.692.9200, to be placed on the agenda. You will be given the address of the next meeting, as the board members rotate among each others' homes. Please put specific issues in writing so that we can review them and research the answers, if necessary. Our property manager, Bob Weiss, will be happy to assist you in all areas of concern.
