DISSOLVE CURRENT BOARD

Currently as a homeowner in Bayview Manor, I am extremely dissatisfied with the practices of the current board. It is currently run in a dictatorship form. Do as I say and not as you see me do. If the HOA or any of its members choose to violate deed restrictions its no ones business. But you cannot violate any of the deed restrictions.

The FACTS are as follows, our common grounds are not being maintained by the HOA. The homeowners have stepped up and taken the responsibility of maintaining these grounds.

During the inclement weather, it was a poor attempt to clear the ice and snow. On one occasion they didn't bother to remove or clear the pathways.

There has been no effort of the HOA to communicate effectively with our community on any issues, concerns or meetings. Remember in the beginning we got those nice little newsletters to update us on the events and concerns in our community.

Our homeowners have written several complaint letters to the HOA to advise of issue of trees and bushes dying in the common ground areas. To date not response have been made verbally or written from the HOA to address the matter.

It is a great concern of mine as well as the other homeowners of the broken fence leading to Chadwick from Bayview Manor II. This is not a built in pathway and many young teens as well as the younger children play in this pathway. This pathway is not safe. Has our HOA addressed this ? NO !! But they will violate you for improvements you do to make you home more attractive .

Is this how we want to continue to live. I know I don't and there is a good amount of homeowners that will not longer tolerate the practices of this committee. And last but not least. We were told at the last meeting in 2006 of how the current HOA fees would be spent in a budget. Why have we not received any information as to how our membership dues are used? Remember when we first moved in, we paid roughly $300 -$400 for our membership. At 187 homeowners that roughly comes out to be $56,100.00. how were these funds utilized ? To date our HOA has dodged this questions each time it is asked of them. I would like a solid answer and proof.

I suggest that as a homeowners that we seek counsel to have this board dissolved and have our HOA run by a consulting firm as does Bayview Manor I runs it's HOA. You don't see or hear the excessive amount of complaints, problems and arguments between homeowners and board members.

Get our counsel men and women senators involved and make New Castle County aware of the shady practices of our current HOA. I guarantee that they will operate accordingly or dissolve the committee as a whole.

Meetings

There are alot of us in the community that feel the same way you do. So you are not alone. If you did not receive your community news letter in the mail yesterday, then here are two meeting dates that are scheduled for our community by the board. If they happen. June 12 is a meeting with the ARC- I guess they are going to go over the deed restrictions and there was something in the news letter about modifications. The other date is June 28th which is suppose to be a community meeting. This may be a time to bring up all of our concerns and issues we have with the current board. As a community we can vote them out.
