Clubhouse Rules - Recreational Facilities

Recreational Facilities. Paragraph 32 of the Covenenants states: "The recreational facilities...are subject to any rules and regulations promulgated by the Association."

1. Clubhouse facilities are restricted to the use of the homeowners and their guests, provided guests are accompanied by the owners. Normally, the clubhouse is to be closed at 10:00 p.m. Users are responsible for normal clean-up.

2. The activities room, (large room, first floor) may be used by persons under 16 years of age only when accompanied by an adult homeowner.

3. Homeowners may use the activities room for personal social activities, provided their asociation fees are paid. Reservations are on a "first-come, first-serve basis." For private functions, closing time may be extended to 1:00 a.m., provided notice has been given to the Resident Manager and provided, also, that noise is kept to a minimum and does not disturb other residents. Reservation are to be made with the Resident Manager.

4. A $100.00 cash (no checks) damage deposit will be required by the Resident Manager no later than 48 hours prior to the private activity. The Resident Manager will inspect the facility before 10:00 a.m. the morning following the private function and will refund the deposit only if the facilities have been left undamaged, have been cleaned in an acceptable manner, and the fire alarm doesn't go off by using the emergency fire door exit when there is no fire. The cost of resetting the fire alarm will be deducted from the deposit and the cost of repairing any damage will be deducted from deposit. Damage in excess of the deposit will be referred to the Board of Directors for recuperative action.

5. An adult owner making reservations must be in attendance at the private activity at all times and is responsible for the actions of his guests. Also, he/she is accountable for the cleaning of the facility by 10:00 a.m. of the following morning and is responsible for any damaged or missing property.

6. The adult owner shall turn out all lights in the clubhouse and shall lock all doors. It is to the mutual benefit of all owners that strict attention be paid to security at the clubhouse and everywhere on the development. Owners should not give clubhouse keys to their guests or their children.

7. Clubhouse rental does not include the pool or the pool area.
