Leroy Stevens Apartment Development

High Level Information

Hello everyone,

I wanted to give you an update on the info we’ve discovered on the Apt complex being built on Leroy Stevens across from us.

It will be called the Palladiam Apartments and the address will be 2225 Leroy Stevens Road.

The Contractor listed is Park Lane Construction.
The Architect listed is Rory L McKean.

We've contacted the County Engineering Services department and, at this time, there will be no light added with this development. Also, at this time, there has been no formal traffic study and there are no plans for a widening project at our entrance. However, a widening project is scheduled for the area of Leroy Stevens in front of O'Rourke Elementary. It is scheduled to begin in May of '04.

There will be 10 buildings plus a Club House and a Mailbox Kiosk for 80 families.
Plans for the development are on file but only available for viewing with a subpoena. The permit #'s associated with each building run from #'s 106465 thru 106476 and were all applied for on 3/12/04.

In regard to the Palladium development, all buildings but the Mail Kiosk will have brick and siding exteriors.
All buildings but the Club House and Mail Kiosk are 18 ‘ high, 2 story structures with a breezeway and are
8 family units with 8 kitchens.

Bldg’s 1, 3, 4, 5, 7 & 9 -
Are 9,100 sq ft; have 24 rooms and 16 baths. All have an individual estimated value of $ 335,470.
Bldg’s 2 & 8 -
Are 10,470 sq ft; have 32 rooms and 16 baths. Both have an individual estimated value of $ 373,000.
Bldg 10 -
Is 6900 sq ft; has 16 rooms and 8 baths. It has an estimated value of $ 285,000.
The Clubhouse -
Is 2,140 sq ft; has 7 rooms; 2 baths and 1 kitchen. It has an estimated value of $ 135,000.
The Mailbox Kiosk -
is 200sq ft; on a concrete slab with siding. It has an estimated value of $ 7,500.
