The regular meeting of the Casa La Mesa Board of Directors was called to order by President Wain
Connolly at 7:00 PM. Board members present wore Duanne Criswell, Mike Ashenfelter, Phyllis Kramer, Gary Hovenga, Jim Morin, and Karl Brown. Board member absent was Julie Ferguson. Earl Massey represented JoMar. The Board members were provided Agenda packets in preparation for this meeting. The information in that Packet is incorporated in these minutes by reference.
Secretary’s Report: Minutes of the May meeting were read and approved.
Homeowners questions and Comments:
Phyllis Kramer and Wain Connolly reported on roof damage after the palm trees had been trimmed. Sprayfoam SW has done repairs. The Tree Trimming Company will be billed.
Terry Valentine asked about sprinkler heads in front of his unit on Pioneer Circle. Jim Morin has replaced some of the heads on Pioneer Circle. Earl Massey indicated Del Ray has been given a work order to finish the work on the sprinkler heads on Pioneer Circle.
Kay Creed, 007 NI Pioneer Circle was unhappy with the arrangements at the clubhouse and was offended by the treatment she received from Ruth Brown. Ms. Creed indicated she had sent the $300 cleaning deposit to JoMar and Ruth Brown insisted that Ms. Creed give her a check for that amount again. Ms. Creed was instructed to contact JoMar to get her deposit back
Roof leaks were reported at 605, 606 N. Pioneer Circle. Earl Massey is to contact Sprayfoam SW.
608 N. Pioneer Circle requested that she be able to replace the wrought iron in the front of her unit. She was told to proceed.
Treasurer's Report: Gary Hovenga presented the current financial status as reflected in the Packet. Approved.
Management's report: The following is the information provided:
1.George Ross, an independent contractor asked to be considered for minor repair work. He has done considerable work for JoMar as well as other management companies. The Board approved using Mr. Ross for handyman repairs and he was instructed to repair the fence on the East Side of the playground.
2.Earl Massey request that a plan be established to check out and repair the irrigation system as time and money permit. The Board took this under advisement.
3.The new payment books were discussed. "Sure Pay” must be set up by the individual homeowner with their bank. JoMar does not get involved with this process.
4.Earl Massey indicated JoMar has been sold. Dave Johnson is no longer involved with the company. ‘The new name is JoMar Association Services.
Club House Report: The financial report indicted there is a balance of $2,912.07 in the account Ruth Brown was not present.
Old Business:
Farmers, the Associations insurance company, is changing the renewal date to January 1. This will alleviate the inconsistencies with the beginning of the fiscal year.
New Business:
1.The Association is changing landscape companies. Del Ray has been given notice and Super-Cuts Landscaping, LLC will provide the services beginning within 30 days for $3,500 per month. Colin Steiner is the owner of this company.
2.Pool keys were discussed. The board decided not to replace the locks. George Ross as instructed to place a larger plate on the gates to prevent prying open the lock. The bars on the gate on the north side need to be replaced. They are being pried apart and are very wobbly.
Architectural Report: None.
The Board adjourned at 9:15 PM. at which time it went into executive session to discuss delinquent
fees. Adjourned at 10:20 p.m.
