Hello,
I saw your post. I also have crack issues. After the 1 yrs walk through I brought to the inspectors attention the patio between the slabs was cracking. I was told it was wide enough per the guidelines. This crack is now about ¼ inch and runs the length of the patio to the house.
I had tile installed about two years ago. I now have noticed that if I follow the crack from the patio it goes to just about where the separation of grout for the tiles. The tiles from the back patio I will bet my life have the crack traveling through the lvingroom/kitchen straight towards the front door. I will also bet if I pull up the carpet in the front room (I don’t know what AZ people call this room) that there is a crack. When I glide my foot (wearing a sock) I can feel that one tile is now higher than the other.
Have you received any other info from any other homeowners? My guess is the land was not correctly compacted when the homes was built and 4 years of rain etc has cause the center of my property to shift, drop or what ever you may call it. I believe Providence on put a 2yr warranty on it.
Have you contacted the ROC to see if there are any other complaints?
These homes were built with the crappiest supplies. The workmanship is poor the quality of the wood is terrible and the paints they used were either $1.00 for 5 gal or they watered them down. Walls aren’t straight etc.
ON another note, is something happening with Providence Homes as the models no longer have railings around them. Only the first model the 2400sqft model has the railing now. Are they going under? There are still plenty of lots yet to be built on in parcel 1 (ocotillo and Schnepf).
