A resolution to amend the Detroit Master Plan of Policies was submitted to Detroit City Council, by the Planning & Development Department, in June. If approved, the proposed amendment will change the future land use in the vicinity bounded by East Grand Blvd (N), I-94 Service Drive (S), Woodward Ave. (W) and I-75 (E).
It is recommended that the proposed future land use be changed from Light Industrial (LT IND) and General Industrial (IND) to Special Residential-Commercial/Light Industrial (SRC/LT IND). The frontage along E. Grand Blvd. east of Brush is proposed to change from General Commercial (GC) to Special Residential-Commercial
(SRC).
The proposed modification also includes revising the zoning variances in the subject area bounded by Beaubien, the Grand Trunk Railroad, the Chrysler Freeway and the Ford Freeway from M3 (General Industrial), M4 (Intensive Industrial) and TM (Transitional Industrial) zoning district classifications to zoning district classification of SD2 (Special Development, commercial with limited residential) south of Piquette Ave. and M2 (Restricted Industrial) north of Piquette. East Grand Blvd., east of Brush, is recommended to be changed from B4 (General Business) to an SD1 (Special Development, residential with limited commercial).
The proposed Amendment will accommodate the creation of a mixed-use district featuring residential, commercial, entertainment, and cultural uses, that could ultimately become a region-wide attraction. Proposals for redeveloping the subject area and surrounding community have come from Central City Alliance CEDC, which has proposed a mixed-use development project, Vanguard CDC?’s proposed residential infill project, Genesis CDC housing project and Dennis Ammerman, who is building residential lofts.
?“Once the various proposals are combined into one specific plan for the subject area, this area will have the potential for impressive redevelopment,?” says Burney Johnson, Director of Planning Activities - City of Detroit Planning & Development Department.
