Summary

?¨ The city in accordance with Chapter 27 of the City Code City Staff will be meeting to discuss Channel District bonus amenities with its residents

?¨ Meetings are bi-annual, March & September. Initiated in 2008, this is the first interaction since the initiation.

?¨ Last year, no interaction with residents took place. Going forward, starting with this year 2009, the City will meet residents and has pre-booked these meeting to ensure a recap of 2008 does not happen again.

?¨ The Town Hall for this bi-annual event is solely dedicated to this interaction between City Staff and Channel District Residents who attend.

What You Need To Know

?¨ City Staff will be meeting to discuss Channel District bonus amenities with Community Town Hall attendees of the Channel District Town Hall - focusing on resident attendance and interaction

?¨ Bonus amenities are contributions made by the developer to the residential neighborhood that local authorities are neglecting and the neighborhood residents are in need of; outside the contribution of the development being proposed and the tax revenue it will generate.

?¨ Bonus amenities apply only to developments exceeding six stories in height.


?¨ First example of a bonus amenity that neighborhood residents are in need of is requesting funds/contributions of labor/ etc.. to the Channel District 's Recreational Park. Infrastructure!

Based on the amount of height exceeding six stories an amount of money/skill/est. is then donated to the Channel District 's Recreational Park . The funds/skills/etc. accumulated from this bonus amenity will go toward the development & maintenance of the Recreational Park, located in the heart of the Channel District , for safe use by all its residents and there guests, as well as mid week use by schools in the vicinity. An infrastructure asset to all Channel District Residents!!

?¨ Second example of a bonus amenity that neighborhood residents are requesting funds/contributions of labor/ etc.. to the Channel District 's sidewalks & street lighting. Initiative!

Based on the amount of height exceeding six stories an amount of money/skill/est. is then donated to the Channel District 's sidewalks & street lighting. The funds/skills/etc. accumulated from this bonus amenity will go toward the development & maintenance of the sidewalks and street lighting, located throughout the Channel District, other then the developers property, where it is required, for a safer neighborhood to be used by all its residents and their guests. An initiative asset to all Channel District Residents!!


?¨ "Bonus amenities" have never been intended to be used by a developer to embellish ones own development to attain City approval of developments exceeding six stories in height within the Channel District.

?¨ All good developments, develop structures/ buildings in a community that offer amenities within the development that contribute to both its future inhabitants well being, as well as contributing to the community; regardless of the developments height and independent of "bonus amenity" to attain height. While the City initially adhered to this and occasionally diverted from, reference the term "good" development, thus respecting the historic diversity and application of this "bonus amenity"


?¨ The following three questions have been asked of City Staff, for residents, of which we are awaiting a response:


1) What will be your department's as well as the city's next steps - once the meeting has completed and you receive "feedback and suggestions from those who attended."

2) What is the complete process - end to end?



3) What checks & balances are in place to ensure that attendees suggestions do not become misrepresented during this process?



?¨ Special thanks to all the members of the Communication Committee for opening communication previously buried and now being re-established between the City Zoning and the Community Residents

?¨ Also attend & participate in the Community Town Hall this September 23, 2009- 6:30 PM at the Florida Aquarium Classrooms
