Larger store = More Traffic???


Face it. Regardless the size of the grocery store, the traffic congestion in Circle C Ranch will be getting worse and worse unless you have the POWER to stop having a grocery store at our door steps and unless you have the POWER to stop the developer keep building new homes in this subdivision.

Larger store does not = more traffic. It doesn?’t make any logical sense. Traffic congestion is caused by the density of the resident population in the area.

Just because you don't understand something, does not mean it isn't true.

A bigger grocery store, needs more parking, more parking gives you more cars, more cars is increased traffic. A 25% larger store will produce more traffic. My thoughts are, a larger store is likely to reduce the chance of the future 3,000 Cypress Realty homes getting their own grocery store in the future.

***Read my last post again, call the City of Austin rezoning Development Assistance Center yourself and ask them the question about traffic studies as I have. You'll get the same answer I did.

I would also suggest you read more about the project in general, since you commented about HEB being a 24 hr store. Villages of Western Oaks, who began speaking with Stratus/HEB about the project 1 year ago, negotiated a non-24 hour a day store.

CCHOA BOD QUESTIONS:
1. Why has the CCHOA BOD FAILED in meeting with Stratus/HEB until last minute, in January, the same month zoning will begin?
2. How much did O'Reilly pay for his land on Mopac, and how much did Stratus Pay him for it 6 weeks ago?

Just because you don't want something to happen does not mean it cannot happen. It also does not mean that you are always correct in your assumptions.

I have not seen the proposed parking lot that you refer about but I don't believe it is bigger than the Brodie store. You see, with a store right around the corner, we could get exercise by walking to the store instead of driving so why need all those parking spaces. We also would use less gas and save the environment by not having to drive all the way to Brodie or the Y to grocery shop.

It would be very nice to have a large store that would be open in the middle of the night and be able to go right in our neighborhood when a family member is sick and needs something or when your child forgot to tell you they had to bring something to school the next morning.

All of this said, it would be much better to have this grocery store with a park instead of Apartments. That is what this tract is currently zoned for! You keep ranting and raving and that's what we will get. Then we can talk about more cars and traffic! That would be tragic to happen to this great place we live in!

The Brodie Lane store is a large store.

We don't want apartments. Neither does Stratus.

If Stratus wanted apartments, they would be built already
