Covenant/ Violations/Pool

Please be advised that according to the Articles of Covenant which governs the operation of all properties within The Enclave,(cite specific covenant here) the recreational item in question is in violation, must be removed or penalties will be assessed.

In reference to questions regarding other resident violations,we have viewed the entire property and have cited those residents who have recreational items, debris, furniture, cars, boats, trailers, motor homes, etc. that are in violation of the Articles of Covenant.

The pool season is established according to the revenues generated by all property owners paying their assessment on time in order for pool operation and maintenance, lifeguard salaries and insurances to be paid on time.

One of the tasks of the new resident Board of Directors of The Enclave is to insure that all property owners become current in their yearly assessments so that we may, in fact, make the necessary repairs and maintain our common areas to the enjoyment of all residents.

Your observation that the pool season is too short is well received and appreciated. When our revenues and operating capital, in fact, wholly represent all property owners we may surely be able to extend the pool season, as well as entertain other ideas as to how we might provide recreational activities for our children. Might I add a suggestion that you use your backyard area to provide free recreational space for your Childs activities??

Please keep in mind that on site gyms and indoor recreational facilities have costs associated with them that, we as a group, at this time cannot afford. Our main priority is to decrease the delinquency rate among our property owners while we attempt to maintain the current common buildings and recreational spaces so that our property values are maintained..

Again, we are willing to work with all residents to arrive at suitable solutions to any and all problems, within reason and within our fiscal ability

We ask that all residents attend our next association meeting for further clarifications of our Articles of Covenant, and what they mean to you, why they have been established, and your obligations as property owners to comply.
