Since this is the first issue of the year - HAPPY NEW YEAR!
We met with the developers for King Soopers during December. They showed us their nearly final plans and it appears they have tried to address our concerns. They have been thoughtful with the lighting, and their fence on the neighborhood side to the north is high and on a berm as well as set back from the forty foot buffer that exists. Since they already meet the zoning requirements, the next step is a final hearing to work out any final concerns of the county regarding zoning exceptions they have asked for and submitted. We have also advised the county of concerns we had as a board. We will continue the process by petitioning the county to vacate the rest of Upham St. to reemphasize our concerns about traffic from the development, now and in the future.
The board also reviewed the plans for the assisted care facility at Clifton and Pierce. Those plans closely followed what the developer had worked out with neighbors and the board. We have written our comments to the planning folks regarding this development as well.
We as a board can not guarantee everything will be just perfect when these are done, but we have been very proactive and feel we have had impact on the plans. The county can not make up new rules for zoning, so it has been up to us to get some changes made to fit better with our neighborhood even though they might have been allowed by law. We feel both projects will impact us as minimally as possible under current regulations. You can expect construction to begin on both soon.
We have received a compilation of the comments you provided with due's renewals. As we mentioned last time some are old issues we have addressed before, but are new to people who move into our area and are unfamiliar with history. Other issues bear explanation and we will try to shed some light on those. To that end, comments will be addressed here in the future and will also be addressed in other reports during the coming months.
Please keep in mind that some issues are out of our control, but we try to mitigate them nonetheless. One concern comes up every year and we will reiterate the thought and solution. We are always taken to task for not correcting a real or assumed violation of the covenants. We do not go out looking for violations. We are complaint driven, as is the county. If you do not let us know, nothing happens. We do not act on anonymous reports, but we keep all reports confidential.
It is noteworthy that some of the homeowners?’ comments have been addressed in The Scroll many times with reasonably full explanations leading me to wonder how else to get information out to residents. We will keep trying anyway.
One comment was about our elections - the point being elections are not by secret ballot if we require a signature. Good point! We asked for that signature to assure we did not have tainted elections, but there are other ways to do that and we will incorporate other means in upcoming elections. As a board we do not ever count the votes and the privacy issue never occurred to us before. The bylaws are silent, so we will fix it. Thanks.
You do not have to wait for the due's renewal each year to let us know what is on your mind. Our phone numbers are listed in the newsletter and you could come to a board meeting. The board meets each second Thursday year round and welcomes your participation. (We will meet the second Wednesday in February, one time only, instead of Thursday.) We are always willing to hear your thoughts about what we are working on or what concerns you if it is not a current agenda item. We meet in the Saint Frances Cabrini Church at 7:00 p.m. at S.
