2009 Annual Meeting Minutes

Thank you to all that came to our 2009 annual meeting.  If I have missed anything or have misspoken, please let me know.

Break Ins

• there have been several
• thought to be focused on back side of development, but there was an incident closer to Old Stage Coach Rd
• suspects have been identified for some (not sure if the same person did them all)
• continue to call the police especially if you are home alone or feel threatened

Trespassing

• people don't seem to mind the kids cutting through yards to get to a friends house as long as they have been introduced and the property owners know them
• person opinion is still that you need to respect peoples' property and should ask permission
• homeowners' have the right to say yes or no to trespassers and we should be active in protecting our property

Crossing 13

• please do not let you children cross Rt 13 to go to Happy Harrys
• there is a group of kids cutting through yards in Commodore I to go over to Happy Harrys
• several compliants from Commodore have been called to me not only for trespassing, but for the childrens' safety

Street Lights

• everything is set with the county and funding just need the 51% vote 
• will be sending out a ballot to vote
• if 51% vote yes, the lighting process will proceed
• the only pro for street lights is safety and security - walkers and children coming home at dusk when it is getting darker out would be safer - potentially deter violence
• the cons for streets lights are shining in houses, maintenance, hang out for kids and potentially stay out later, bugs
• if people are snooping in the back of house street lights will provide little benefit
• asked for statistics to show street lights cut down on crime, but no known statistics
• presented DP&L map with proposal locations

Development Signs

• look great
• in being fixed due to high winds - hopefully will have back soon
• I do have a call in to get a no soliciting sign for the entrance on Old Stage Coach Rd

Trees

• will have the dead and broken tree on Old Stage Coach Rd replaced

Dues

• will be collected now through November
• amount is $125
• signs will be updated

Water Problems

• some very useful information is being collected to help Mr. Hastings, but will share the findings and resolutions along with all the facts once the collection has completed
• this is with respect to leaking windows and housing structure

Common Area Maintenance/Snow Removal

• Thank You B&B Lawn Care Inc.  You guys do a fantastic job!
• have resigned for the 2009-2010 year with no cost increase

Budget Review

• if any one would like to see the financials, please let me know.  I did not fee comfortable with posting that information on a public page

Fire Hydrants

• will start to pursue getting working hydrants again
• many people find that we have non-working hydrants unacceptable

Deed Enforcement

• the concern of selective deed enforcement was brought up and I put this to a lot of thought - there are times when this does happen, but we tried to enhance our deeds and the changes were rejected.  The deeds are here to make sure our development remains very nice without lean-to's and redneck additions.
• simple example - there is a house that has a boat in the back yard trying to shield with trees and shrubs  -  according to the deeds it must be in the back yard (check) 50 feet from any property line - If we enforce this, the boat would be in the middle of his back yard and I ask what looks better?
• fences are another item - the deeds state post and rail - with todays nice aluminum and vinyl, the question comes up as to what looks better?
• there were things brought to my attention that I was not aware of, so therefor could not perform actions
• please, if there are deed violations, contact myself or a board member so we can address the concern

Community Event

• we have been toying around the idea of a community social event
• I would love to have someone step forward to be like the "chair" of our social gatherings to help coordinate and plan

Elections

• All positions were up for vote at the meeting and no interest for new people, so existing board members will remain for another year.
