February, 2002

The perimeter fence replacement for this year is almost completed. A map of the areas replaced is on the reverse side of this. Staining of the fence will take place when the weather permits.

Speaking of weather, it has been very dry and our grass, trees and shrubs that get direct sun exposure are very thirsty. Basically, these are areas in the open and the ground is not frozen. Please help to keep our landscaping alive. Any warm day, the trees and shrubs would appreciate a slow drip watering from your hose, and the grass would appreciate a sprinkling also. Not only have we not received very much rain or snow, but Colorado?’s air and winds have a huge drying effect on plants.

Did you know that we have a neighborhood police office in the Leetsdale Marketplace (Safeway)? It?’s commonly referred to as a ?“Storefront Office?” and located near the Blockbuster. Officers use this place to meet with citizens, host problem solving meetings, conduct administrative work, and return phone calls. Volunteers are needed and training will be provided. They will accommodate your schedule. Stop by if you are interested in working to make our community a friendlier and safer place.

The Board is reviewing bids to repaint the clubhouse interior. A specific Clubhouse Reservation Agreement is being drafted for use of the clubhouse. Reservations/arrangements for clubhouse use will be handled by Joan Reid, our property manager. The Board is also studying bids to do major repairs/maintenance to the pool. This has been long neglected and cannot be postponed any longer. We are fortunate that one of our Board members has a lot of experience and expertise in the maintenance of a pool and we can rely on his input.

The Board continues to research our water system and consumption. An extensive analysis on usage was completed. The statistics were provided by the water department and confirm the Board?’s continuing belief that there is an inequity of usage. A water consumption analysis for the year 2000 is attached.

In reviewing old minutes, the Board wants you to be aware of some items. One of these is that the Board of Directors must approve all changes made to backyard landscaping, such as tree plantings, decks, patio covers, ponds, etc. This to maintain drainage characteristics and aesthetics to the property. You can present your plans at any monthly board meeting (2nd Tuesday of the month). Call Joan Reid or a Board member to let them know you want to be on the agenda. If board approval is not received, the homeowner runs the risk that they may have to undo or alter what has been done, at their expense. Homeowners must also seek approval for landscape changes in the front yard areas on their homes. Again, it is to ensure drainage is not compromised and ease of service integrity is maintained.

A very successful summer potluck was held at the pool last summer. If you would like to participate on a committee to make this happen again, please contact a Board member. It?’s up to YOU if you want such an event.

NEXT BOARD MEETING, TUESDAY, MARCH 12, 7:00 PM, CLUBHOUSE.
