The postman has informed us that we cannot post things on the mailboxes, thus our new system for communicating with you is a ?“take one?” box.

We have hired someone from Tryba Architects to map our water system, but things are on hold until the weather permits turning the irrigation system back on.

The Board is aware that one of the main reasons people choose to live in Concha is to rid themselves of the responsibility of outside maintenance. Our dues are to cover that cost. Difficulties arise with the contractors not fulfilling their responsibilities. Our last maintenance contractor did not fulfill his contract and therefore 15% of his last 4-month?’s payments was withheld. Steve Helmke is our new contractor for snow removal, grounds maintenance, mowing, trimming and gutter cleaning. Steve has already started the trimming and raking that was not completed this fall. Gutter cleaning is also on his agenda.

We were approached by the homeowners in the single dwelling houses across from the pool (bordered along Trenton to Syracuse Way, and along Iowa) to use our clubhouse and pool. We agreed to rent the clubhouse to them for their annual meeting, but have decided against their using the pool (for a fee).

Our clubhouse is showing it?’s age and needs several repairs, including a roof leak. We are currently reviewing the clubhouse rules/procedures and the $45 rental fee. Our management company will handle all arrangements/
reservations for using the clubhouse. A refundable deposit (amount not determined yet) will be required to ensure that the renter leaves the clubhouse in clean condition for the next guest. If they do not, their deposit will be used to hire a professional cleaning service.

Reminder - the Board has architectural approval regarding any exterior remodeling that you may want to do. Plans must be submitted to the Board prior to the start of construction. Contact any Board member.

Did you know? Concha covenants provide that:
- Vehicles may be parked in driveways and streets for no longer than 48 hours. It?’s unsightly for your neighbors and in winter it causes problems for the snow plower.
- Garage doors should not be left open for any lengthy period of time.
- For Sale signs may be placed flush to the building, but nothing stuck in the ground.
- Garbage cans, trash bags, and recycling bins are to be stored INSIDE your garage ?– no exceptions! They should be placed at curbside for pick up no earlier than 5:00 pm the day before pick up and returned to your garage no later than the evening of pick up. If you can?’t meet this timeframe, ask your neighbor for help in putting out or picking up your receptacles.

The fence people are about to start replacing the south and west perimeter fence. They are looking for space to place their dumpsters, work shed and porta-potty. We will try to notify you when they start.

FYI, the southwest corner of Quebec and Cherry Creek Dr. South will be developed into 33 single-family homes with access from Cherry Creek Drive.

WINDOW REPAIRS

A company which specializes in "hard to find window parts?” is A&M Window Service, 11480 Cherokee St, Unit "C", Northglenn. They have the parts for the Concha windows, including the lift springs. Be sure to call ahead and check on hours. 303-450-2200. Bring along the parts you need, if possible.


WATER HEATERS

Concha units are now 16 years and older, and if you have the original hot water heater, it is beyond its useful lifetime. With our finished basements, it can be disastrous to learn you need a new one after the flood. Home inspectors recommend a "prophylactic replacement" at 15 years.


WASHING MACHINE HOSES

The hoses supplied with washers are typically minimally constructed. The water valve that opens and closes causes sudden pressure surges that will burst a weak hose. These also tend to leak when you are away. Consumers Reports recommends replacing them with a steel belted or stainless steel hose, which is available for under $20 BEFORE you need one.
