I. Meeting called to order at 7:01 PM by Joe
II. Proof of notice of meeting – signs posted at community
III. Minutes from previous meeting – Motion by Howard that minutes need to reflect that Jim & Lynn Rae also visited 20766 to discuss the commercial vehicle parked in driveway, he never knew he couldn’t have a commercial vehicle, it must be garaged or removed from the property, 2nd by James, all in favor, so moved.
IV. OLD BUSINESS
• Legal –
• Check for $ 3,150.00 received on 4/20/09 from Randall Roger for 20868
• 20832 – Attorney wishes to know if we want to file a lien on this property – Board agrees that we should file a lien
• Lake algae problem – Lake Doctor say they could install a submersed aeration system for $ 3,585.86, but with no guarantee it would alleviate the problem – Board decided to table this issue until we get the pricing for the dredging the lake.
• Community Tree Trimming – We must get a specific date from PBB. James wants to be around when they do the trimming.
• 20994 – Owner claims he never received any letters, yet we have a signed receipt for a certified letter. A final certified letter will be sent to him, including copies of the certified letter and signed receipt, giving him until 5/20/09 to pay the balance due in full or he will be turned over to the attorney and incur legal costs as well.
• Heritage Propane Bills – Heritage has only produced a ledger from 1/1/08 to 1/1/09. They did send a number of invoices, without any dates of service. Howard will contact them to see if he can get what we need from them.
• Violations – We will not violate any owner for dead or missing landscaping
• Commercial Vehicles – 6 to 7 owners have gotten bids to expand their driveways, in order to put their commercial vehicles in their garages. 20961 will be sent a certified letter, stating that no further notice will be given to remove the pick up truck from the property or garage it, then he will be turned over to the attorney and will be billed for all legal costs. Motion by Susan, 2nd by Howard to approve this, all in favor, so moved. 20766 has secured a permit to widen driveway.
• Weeds – Pro Pest said he would address this when he applied the fungicide. We need to get a date for this.
• Debris on Glades Rd – PBB needs to be notified to remove all this debris
• Root Pruning – 20794 – proposal to root prune, install root barrier and add sod for $ 945.00. We need to get a proposal to remove tree doing the most damage to the house, stump grind and install an approved shade tree with less invasive root system. We used to get root pruning throughout the entire community every few years, we need to get a proposal to address the community. 20900 has a Screw Pine that she would like a price to remove and stump grind. Maybe we can get a better price if he does both homes at once.
V. NEW BUSINESS
• Direct TV Proposal – proposal presented as an option to Comcast. Owners who were present said that in a bad storm there is no reception. AT & T said that they do not do bulk pricing only individual. We should get a price from Verizon. We also need to know when our contract with Comcast ends and what is the termination process.
• Tennis Court Repairs – Proposal for $ 2,585.00 to repair all the holes and fix cracks that are lifting due to water getting underneath. Lynn said that she knows of another company and will give me their contact information. We will table this until the next meeting.
• Second Electric Heater for Pool – Proposal for $ 3,800.00 plus electrical costs. Suggestion made to keep propane heater as a back up. Table this until the fall. There is little need for a heater during the summer months.
• Fence around pool equipment – we’re getting a price to install a fence around the equipment. This is a new law.
• Repair & Painting of Pool Coping – Blue Diamond will be making the repairs to the pool that were not done at the time of the Diamond Brite, in order to bring the pool up to code (accurate depth tiles along top edge and ladder has too a large a space to the wall, done at no charge, non-skid floor tiles at depth line, will cost us $ 750.00. After this is completed, the coping will be addressed. Motion by Howard to accept bid from Florida Sunshine Pools @ $ 950.00 to do coping, 2nd by Lynn, all in favor, so moved.
• The next meeting will be held on TUESDAY, JUNE 2nd .
VI. ADJOURNMENT at 8:40 PM by Joe, 2nd by John, all in favor, so moved.
