I agree we should all (and many of us have) pitch in to acheive results.

There are still oustanding, reoccuring responsibilities which have to be addressed and require assigning accountability to specific individuals to deliver results for such as and not limited to:

1) Paying common area property taxes.  Fact - we have to pay those taxes, otherwise those properties can be purchased by the controlling party who pays those taxes.

2) Paying for the bill for street lights.  Fact - if we want lighting, the bills must be paid. 

3) Paying insurance on common areas.  Fact - if someone was injured on NLHOA common area, without being insured, therotically they could sue the entire neighborhood and drag us all into multimillion dollar litiation and result in home owners having to pay the settlement out of pocket, even though we had nothing to do with the injury.

4) Fact - We can't just "wish" these issues would go away, and "hope nothing will happen" if we don't pay the bills, or expect "voluntary" donations.  I don't think any of our collectors will accept 55 checks a month/year for a service.  They expect a single point of contact and a single check.

5) Fact - Items 1-4 listed above require a non for profit organization to maintain financial books and administer the payments (along with an annual audit and communication of financial standing to it's members).

These are just the bare requirements which need to be covered.  Point being, if we want to cover ONLY the bare minimum, we are still obligated/burdoned with being organized. 

I know many of you not only want the bare requirements to be covered but would also like to see improvements such as speed bumps, playground, repairs to common areas, continued upkeep of common areas, expanded landscaping and irrigation to common areas, a long term plan of how to finance improvments, welcome packages for new homeowners, monthly or quarterly newletters, addition of more street lights to help promote safety and security of the neighborhood, road repairs, and most of all the general ENFORCEMENT OF THE BYLAWS which this neighborhood association should provide.  For many, if they wanted to roll the dice and buy/build on non regulated property, they would have, but the idea of being able to sustain property value was a key driver in the decision to live here in a regulated community.

We should all be able to agree that we want to maintain or even stimulate our property values.  The reality is that it doesn't "just happen".  It takes work and unfortunately accountability. 

I propose a neighborhood meeting a the gazebo as a first "swag" at detailing which direction the neighborhood wants to go in.  If we vote to disolve the association, so be it (though highly doubted) and we'll all move forward being neighborly to each other.

I'd expect current, lawfully elected officers, who were very eager to accept the responsibility could put something together.  Let's give them benefit of the doubt and allow them to exhibit their leadership capabilities.  We all have active lives (officers included).
