Homeowners' meeting

Having attended the homeowners' meeting this evening, I am wondering if anyone else has the impression that it doesn't do much good to attend since the board members have proxies to vote equal or greater than the number of homeowners actually present. I felt that the opinions of those actually present were far outweighed by those of the board members because of the proxies they were able to vote. Since we don't know in advance what issues will be discussed or who is running for office, it is not possible to gather people in favor of or against any issue. I would like to see a limit on the number of terms any board member can serve as well as a dollar limit on the amount of money that the board can spend on any discretionary project. I am interested in knowing how other people feel.

Sorry that you feel that your time was wasted The problem with any meeting that we have had as a Home Owners Association is lack of particiaption. The only way we can conduct business at the annual meeting therefore is through proxy and even that would not have occured last night unless diligent board memebers went door to door to collect forms that people didn't bother to send in

A full agenda was sent to every homeowner with the issues to be discussed and those standing for office. This was mailed on a timely basis by SBB Mgt as determined by our Covenants.

Yestreday I asked for floor nominations- zero. One candiadte who sent in his name beforehand didn't even attend. We can look at term limits but if nobody comes forward to serve then you are left with those willing to keep serving and devoting time to the HOA. Funnily enough like the landscaaping and other committees typically always the same faces.

If we look at a dollar limitation then trying to run an HOA becomes difficult. Again we have to resort to some kind of proxy or people banging on doors to get a response. The boarrd is composed of responsible home owners with a super Mgt company offering professional advice to back them up.

To the president

Steve, it is true that we received a letter from the management association. However, I had no idea until I arrived at the meeting that my next door neighbor was running for office. That seems to me to be where the lack of communication takes place. I have no idea who any of the other people who were elected are. It seemed to me like a ''done deal''. If we knew ahead of time who was running and even what their philosophies are, then we could be more involved. For example, I am completely opposed to any more stop signs as I think the one we have is ridiculously unnecessary as well as an eyesore. As a teacher and a parent, I know it is futile to pass unenforceable legislation. I would like to have some idea how the people running feel about such issues so that I could make an informed decision. I think that if people feel there is no chance of influencing decison making, then they opt not to participate at all. I see no reason why the board should be able to spend our money for anything but necessities w/o our permission. If it is not a necessity, then it can wait until the yearly meeting. As far as committees, I feel that my $800 a year should be spent to pay for minimum landscaping, maintenance, etc. Other than that, I see no need for committees. That is what the management company is for. If people have nothing else to do with their time and need social interaction, then certainly they are free to join with others of like interest. Just don't spend my money w/o asking me first. I appreciate you taking the time to communicate with me. It is what I think the board needs to do more of.

Hi Micki

Let me start out by stating that I am not a big fan of e mail I think that normally very nice people can come across as insensitive and rude through such an informal medium.

Your next door neighbour and other members of the board etc are fellow home owners voulunteering their time to serve a community. None of us have the time or inclination to mount a campaign to discuss our platforms and philosophies. We can BARELY get enough people whose sole criterion is that that they have a pulse to serve. If you have ideas and thoughts please get involved. This a local community not the Democratic Primaries.

As the President my sole aim is to make this a better place to live, safer and maintain our home values, the same unstated aim of all the people that I have worked with. Frankly I think you would be shocked by how normal we are.

The Stop sign issue came up during general questions and was discussed as a way to slow down speeding to stop the potential of accidents. No platforms or agendas jsut common sense with a pooling of ideas for us to look at. This was not a pre arranged debate and thus we could not post it prior to the meeting.

The board is not some group of people eager to spend money as you seem to imply. If you would care to come to a meeting you can see the depth of discussion that takes place over ANY planed expenditure to upkeep the property and maintain home values.

Frankly I would like to thank all the people who have served on these committees, even though they have ''nothing else to do with their time and need social interaction'' (see what I mean about e mail) These FELLOW HOMEOWNERS not some social inadequates have saved us thousands in various fees by their giving up of time. I frankly am appalled that you think that these people have nothing better to do.

We are a community governed by a Home Owners Association. We enlist the help of a management company to run the daily affairs. That is why we have no paid full time officers. The community is not run by the Mgt company we are the owners of this place. Luckily we have people who want to take on this responsibility. All the little things and upkeep have been decided upon by the homeowners.
