Danbury Subdivision Annual Meeting
May 8, 2014
Trustees in Attendance: Brian Cudney, Paul Merkel, Tom Holt
The meeting was opened and Chaired by Brian Cudney
1. Ballwin Police Sgt Heldmann spoke and shared crime information for the area ( it is very low ) and provided information regarding services from the Ballwin Police department. He talked about the R-U_OK program for seniors, where an automated dial service will call you and check on you if there is no answer. He also discussed Nixle. Nixle is a free service that keeps residents updated regarding pertinent incidents/events in the Ballwin area

2. 2013 financials were discussed per the handout. Danbury had a deficit for 2013 due to capital expenditures and legal fees related to the indenture changes
a. The new assessement of $275 was discussed – a delayed update has been posted to the Danbury Website
b. 2013 Income Statement was reviewed in detail
i. We are no longer accepting Pool Memberships from Brushcreek residents citing County restrictions
ii. 2014 Capital Improvements were reviewed
1. Concrete work on Pool Sidewalk
2. Landscaping work at and around Pool
3. All other per plan
a. Pool Resurface
b. Pool Cover
c. Pool Deck Caulking
d. Pool Coping Repair/Maint
e. Pond Solar Aerator
f. Pool Card Entry Security
g. Pump House Repair
h. Pool Skimmer pot repair
i. Pool VRS System replacement
3. Pool Opening – Westport Pools will now open the pool beginning Monday May 12
a. Pool to be Open for residents Friday May 23
b. Westport Pools will clean and store the cover
c. Volunteers are still needed for the opening and closing of the pool which is not expected to be significant maintenance (10-15 minutes per day).
4. Brushcreek Pool Memberships were discussed
a. We will no longer be accepting Pool Membership money from any nonDanbury residents
5. Clean up day was scheduled for 9 am on May 17th at the pool.
6. New Lawn Company was discussed – Tom Holt secured a contract with Heritage Landscape of Ballwin. His efforts will save up to $1,000 in 2014 over 2013 based on the accepted contract

7. People who had donated their time and effort to Danbury were recognized and thanked. Specifically Steve Gannon for his remodeling of the Spragues Mill and Spooners Mill island, Tracy Boehelin and Miya Merkel for their work on the pool committee, and Ron Jostes for his maintenance of the gate houses.
8. Several items of new business were discussed:
a. Results of the recent indenture amendment were e-mailes and posted to facebook. The information is available for review. If you wish to review the ballots, contact a trustee.
b. Dog owners and walkers need to pick up after their animals – signs were discussed
c. Speeders in the subdivision streets were brought up and it was agreed that we would contact the Ballwin police again.
d. All carp introduced to the pond in 2013 have died and been removed from the lake.
e. We have two new gaggles of geese at the pond. One with 6 goslings, one with 3. We will monitor the lake for the impact of the geese.
f. An item for clean up day is to check the erosion around the pond and see if there is a need to address.
g. A recommendation was made to have the lawn company perform weed management inside the pool area. This will be investigated
h. A recommendation was made to switch the bulbs at the gate houses to LED. This will also be investigated.

9. Election of Trustees:
Brian Cudney’s 3 year term has expired. Brian elected not to renominate for another term. Thank you Brian for 3 years of dedicated service to Danbury
Brett McSparin was nominated and elected as unopposed for his 1st 3 year term as trustee. Welcome aboard Brett and thank you in advance for your service to Danbury
Paul Merkel has 1 year remaining in his term
Tom Holt has 2 years remaining in his term
… anyone wishing to help out the trustees at anytime for any task will be welcome and thanked accordingly for their volunteer efforts
