Danbury Subdivision Annual Meeting

May 25, 2016

 

Trustees in Attendance:  Tom Holt, Brett McSparin, Josh Smith

 

The meeting was opened and Chaired by Tom Holt

 

 

  1. 2015 financials were discussed per the handout.
  2. 2015 Income Statement was reviewed in detail

                                         i.    Assessment increase of $25 per year was discussed

  1. Per indentures, Assessment can be increased by $25 by discretion of the trustees every other year, as voted on and approved by residents.

                                        ii.    Insurance for the pool increased in 2015 to $1,599 from $1,443, an increase of $156 or 10.8%

  1. 2016 Insurance premium increased $89 or 5.6% to $1,688
  2. Liability limits will be researched and communicated under separate cover

                                       iii.    We are no longer accepting Pool Memberships from Brushcreek residents citing County restrictions

                                      iv.    2015 Capital Improvements were reviewed

  1. PLANNED - Pool Deck Caulking
  2. UNPLANNED  - Ph sensor at pool, County requirement

                                       v.    2016+ Capital Improvements were reviewed

  1. All other per plan
    1. Pool Resurface
    2. Pool Cover
    3. Pool Coping Repair/Maint
    4. Pond Solar Aerator
    5. Pool Card Entry Security
    6. Pump House Repair
    7. Pool Skimmer pot repair
    8. Pool VRS System replacement
      1. Pool Opening – Westport Pools will now open the pool beginning Friday May 27
      2. Pool to be Open for residents Friday May 27
      3. Westport Pools will clean and store the cover

 

  1. Clean up day was completed on May 21st at the pool.
  2. Lock on side of pool gate was replaced
  3. Lawn mowing will be monitored at end of season to eliminate unnecessary cutting
  4. Permanently closing the pool was discussed
  5. This would require;

                                         i.              Special Committee to determine financial cost and action plan

                                        ii.                       Contacting County officials to determine steps required

                                       iii.                       Obtain competitive estimates to determine costs associated

                                      iv.                       Multiple Site plan options for resident discussion

                                       v.                       Other items as necessary

  1. A Resident meeting will need to be organized for discussion
  2. Once a plan is finalized and signed by a majority of households ( 36 of 70 houses ), action can be taken
    1. Houses sold and for sale in the neighborhood were discussed along with introductions of new residents.
    2. Traffic flow in the neighborhood was discussed
    3. New Trustee was nominated and elected
    4. Welcome and thank you Christine Watters
