Townhomes as rental properties

I have noticed quite a lot of our townhomes are rental properties. Does anyone know what the guidelines are? I know these homes do not rent cheap, but I still worry that landlords will not be as diligent at maintaining their properties as the people who actually live here. I have even heard a rumor (which I am assuming is false) that some properties might be Section 8. I would just like to know if there are ways to track down landlords for accountability, and also if there are ways for those of us who own and live here to have any input on rental properties.

I don't think there are any restrictions other than the ones that are imposed by the town and the maitenance corp. However, there are homeowners who keep their homes is disaary regardless of whether it is an rental property or not. I just feel that the owners are not being penalized for being out of compliance. Also, I can confirm that the rental owners are allowed to rent as section 8. I confirmed this with the town manager because I am very concerned about the proposed condos/apartments.

Section 8

I have a real problem knowing that Section 8 is allowed in our development. Do landlords have to notify residents of Section 8s or are we just flying blind? I feel like this could potentially bring down the neighborhood and the property values. A home is not cheap, and my husband and I have invested everything we have- including our future- in this house and we cannot afford to take a loss. Who do I speak to about this matter? I feel like this is something I need to know more about.
