Rezoning - 1017 and 1021 Spain Avenue, UPDATE!

At the May meeting of the EHNA, residents voted to allow Phillips-Robinson to rezone these properties from R6 to RM6 on the condition that a Planned Urban Development (PUD) plan was put in place to ensure that the existing structures would not be altered and the property would not be used for any purpose other than the one specified.

Residents requested that the following provisions be included in the PUD:

?• The PUD must specify that the properties will be used to provide grief counseling and specify what other organizations, if any, will be contracted to provide services on the premises.

?• All counseling services must be conducted by an organization and individuals who are currently licensed and approved to provide grief counseling by the State of Tennessee.

?• There will be no additions or dependencies to the current structures.

?• Building exteriors must remain unaltered except for necessary, normal and usual repairs performed to duplicate as closely as possible the original building features.

?• Hours of operation shall be between 8am and 6pm.

?• No dumpster(s) will be placed on the properties unless required by codes.

?• Hours of operation, schedules of events and meetings must be posted publicly at all times.

?• No additional parking lots will be developed on the properties.

?• Old growth trees will not be removed from the properties.

?• Landscape plan must be submitted with the PUD.

?• The properties will not be used for any purpose other than providing grief counseling services.

?• The use of the properties for meetings, receptions, wakes, other gathering or the selling of goods or services other than grief counseling for remuneration is prohibited.

?• These properties cannot be used in relation to any type of funeral service.

?• Any changes to the PUD must be approved by the Metro Nashville Council
