Rules & Regulations
The Board of Directors and the Management Company has re-written the Rules & Regulations. They are now pending Board approval. Once that is accomplished we will be hand delivering them to the owners for approval, and will mail out to the owners that lease out their property. This will save us a great deal on postage. The Rules & Regulations have not been updated since 1991. We need 50% plus one to approve them. We will also include a signature page for your approval. We hope that we can get your approval, as our property is looking run down and we need to get our Rules and Regulations back into force.

Noise – Second reminder
Did you know that when you sit on your balconies, patios or even at the swimming pool your voice carries? Our units are so close together. Please, Please be considerate of your neighbors. They might have to get up early for work or may not feel well. Voices carry… Please keep it quiet, especially after 10 p.m. Advice to the homeowners: If you are uncomfortable about approaching your neighbor, CALL the police.

Trash Dumpsters
Have you seen that trash Dumpster up front by building 3 & 4? It is always the worst looking place. Residents, We need to watch out for those people who are dumping their items next to the dumpster or on the ground around the outside of the dumpster walls. This is costing us money and could increase your HOA dues.

Board Meetings
Meetings are held at the clubhouse on the 3rd Tuesday each Month at 7:00 p.m.









Fine Policy
We, the Board of Directors have re-written the fine policy, and it is pending attorney approval. Once, this is approved, fines will start to be enforced.
There will be a $50.00 fine for violations giving the resident a 10-day notice to correct the problem. On top of that there will be an additional $25.00 fee for each additional 10 days of non-compliance.
There are several violations out there.
Such as:
Residents need to pick up their dogs’ waste.
Balconies and Patios are being used as storage facilities.
Residents are keeping pets that are larger than 25 pounds.
No colored window blinds. White only.
Patio shades must be beige in color.
Expired license plates. These cars will be towed away.
Broken down vehicles / Vehicles with flat tires.
No laundry, towels, etc. left on balconies or patios.

Architectural Committee
The Board of Directors has set up an Architectural Committee. There are 4 members to this committee:

Jeff Mohr
Ken Shrum
If you would like to change or add something to your unit, inside or out, you must get approval from this committee. Contact Rossmar & Graham to get information about how to contact one of the members.

Mesa City Code -Title VI
SECTION 6-4-30: DOG FECAL MATTER:
Any person owning, possessing, harboring, or having the care, charge, control, or custody of any dog shall immediately remove and thereafter dispose of any fecal matter deposited by the dog on public or private property.
SECTION 6-4-31: NONHUMAN PRIMATES:
Your Dog must be securely restrained by a leash, chain, rope, or cord of not more than six feet (6') in length.

Violations and Security Committee
This committee is in the process of being set up, pending the fine policy approval. Are you interested in participating on this committee? If so, Please contact Bill Bates, (480) 551-4219 or come to a board meeting.
Mailbox Room
It is on the Agenda for the March 15, 2005 board meeting. Should we keep the mailbox room locked on Sundays & Holidays. What do you think? If we don’t hear from you, the residents, and if this passes a vote. The mailbox room will be locked on Sundays & on all Holidays.





Maintenance
Groundworks will be cutting back the shrubs on the property in the near future. All of these shrubs will be cut back to almost nothing, to make room for new growth. This means that the shrubs and bushes will probably be 1 to 2 feet high. This will be a severe trimming. Get Ready.
Reminders
If you see a mess by the trash Dumpster clean it up. No one gets paid to do this. It’s a volunteer job. You have to remember each resident owns their own unit, and if we can’t do it for ourselves, does that mean you want to pay someone to do it? This would make your HOA due’s go up again. I surely don’t want to pick everyone’s garbage up, and I’m sure your neighbor doesn’t want to pick up your garbage, either. So, lets try to make our neighborhood look a little bit cleaner. Don’t you remember the saying: “Cleanliness is next to Godliness”. Well, can’t we all volunteer a little?
Water Conservation
Just a friendly reminder, We still need to conserve our water. If your faucets are dripping or if your toilets are running, fix it. It doesn’t take much to get it done.

Suggestion Box Anyone ??

Residents – We need to hear from you. Do you like receiving this newsletter? It is a lot of work, and also a volunteer job. We put a lot of work and effort into this. Do you read this paper? Do you want us to stop writing it? We never hear anything from you residents, Is this a waste of our time? We do have a suggestion box located at the front door of the clubhouse. Sure would like to see a note in there once and a while.
