Non responsive HOA Board members:
Very true. The new HOA Board members are not responsive at all and I understand they are all new. This explains their lack of governance experience manifested by the lack of communication on the speed bumps, repair of the border fence, playground on Arroyo Hondo, and who know what else will pop up next month.

been there, done that. easy peasey.....
back when john bourcier was the on-site guy, a section of the enclave got smacked by a little 'ol lady. not wanting to discriminate against my sonoma rancheros, i got on the horn with 311/code compliance. they made a visit to the clubhouse and informed john of the whats what in the bennies of paying cosa taxes. namely, code compliance rules on broken or damaged fences with exposed metal or anything else sharp. mention that there is a school/daycare nearby and those code compliance guys will be all over the problem like flies on......
trust me on this tip. it served me very, very well in the past. if you get any static from the first level investigator, go/ask for the supervisor. it was gerald roebuck back then.
imagine the board or ams making excuses for having to pay for violations written by code compliance. they do not take kindly to safety hazards, especially if the area looks like they could pay quick, fast and in a hurry.
oh, when calling 311/code compliance, remember to ask for action dates and follow-up dates, the investigators name and number. armed with this info will prove quite valuable in keeping the walls in top form.
