The Architectural Review Committee (ARC) requests your cooperation in providing the following information. This information is being gathered for your protection and the protection of your property values, as well as, the quality of life at Eddisto Plantation.
Yes, there are times when a variance can be granted by the ARC. Please put your request for a variance in writing, date and sign it, and submit it to the ARC for consideration. You will provided with a written response.
The ARC and or it’s representative will meet with the homeowner or their representative, prior to lot clearing, to approve those trees that are 5” in diameter and 24” from the ground which will be cut. These trees should be flagged prior to the meeting.

1. Two (2) sets of plans and specifications---the Architectural Review Committee keeps one (1) set to be returned at final inspection. One set is returned with the building permit upon approval. Plans will be presented as follows:
a. all elevations shown @ ¼” = 1’0” scale
b. floor plans @ ¼” = 1’0” scale
c. window and door schedule including the garage door
d. typical wall section @ ¾” = 1’0” scale
e. typical cornice detail @ ¾” = 1’0” scale
f. foundation plan @ ¼” = 1’0” scale
g. topographical survey @ scale of 1” = 20’0” and contours at 1’0” intervals.
The topographical survey should show the following information.
· home location
· driveways and fence location
· hvac unit locations
· exterior lighting locations
· septic tank and lines’ location
· silt fencing location, if required.
Plans must be accurate and not marked up. Square footage information on this structure follows:

2. If the plans and specifications are approved by the ARC, prior to issuance of the ARC Permit, the homeowner will deposit $2,000 as a Landscape deposit. The purpose of this deposit is to ensure that a landscaping plan is designed which is approved by the ARC and finally planted as approved within the time constraints as herein specific.
Homeowner agrees to submit landscape plans sixty (60) days prior to the move-in date. When the landscape plans are approved the homeowner will be refunded $500 of the Landscape
deposit.
Homeowner agrees that landscaping will be completed (installed), as per approved plans, within ninety (180) days after the home is substantially completed, homeowner occupies, or the loan is closed, which ever is first. When the landscaping plans are installed as per plans and specifications the balance, $1,500, will be refunded to the homeowner.
Landscape plans should show the type and size of plants, the location of plants, the spacing of the plants, the number of plants, the size of trees, the type of grass and seeding rate per 1,000 sq. ft, any sprinkler system, and its source of water.
Homeowner agrees to keep dirt off adjoining streets from the time the lot is cleared until the grass (lawn) is established. If homeowner will not take responsibility, silt fencing will be required within three (3) feet of the adjacent asphalt or property line. Silt fencing must be installed prior to any grading or clearing.
I have read the Eddisto Plantation Deed Restrictions and By-laws of The Eddisto Plantation Homeowners Association, understand them, and agree to abide by them.
