If you haven't already, you will be receiving your letter from the Dallas County Apprasial District (DCAD)and based on the phone calls I have received, your jaw will hit the floor. It appears that most everyone I spoke with had the value of there home increase by the maximum of 30% and in some cases these assesed values are higher than any sales price that this neighborhood has even seen. All I can say to you is YES you need to protest. I don't think we can do it as a group, but if we all do- all 166 homes--this would make quite a stink at DCAD. Whats the value? who knows -- but not 30% increase (this is my second time)from last year. Right now the market is slow for homes in our price point, as evident by the length of some of the homes that have been on the market. Based on my research the market value is any where from 125 to 130 per square foot and in some cases as low as the 115 per sq. ft.--depending on the home--it's your call, but I'm heading down to protest. Good Luck

Protests
I agree that protesting the ridiculously high appraised values given by DCAD is the right thing to do. Information on comparable home sales would be useful evidence to make a protest more effective. Most of us probably have appraisals that were done in connection with the closing of our homes, which are now anywhere from 1-4 years old. If anyone has had a realtor gather recent sales comps, would you mind sharing the information? It would be a tremendous help to supply this information with our protests. Thanks in advance.

Any success?
I protested last year to no avail. DCAD has pretty strict rules with respect to what a homeowner must show to get relief. Has anyone had any success?

Can't insure for appraised value
I moved into my house three years ago this month and when my homeowners insurance came due I found that I could not insure it for the appraised value even after showing the ins. company my appraisal statement.I agree, we should all protest.
