Evergreen Meadows is a quality residential development of
single family homes. The natural character of the area,
dominated by the stands of maturing pines, makes it
mandatory that residences built here must be carefully and
sensitively nestled into the landscape. It is the intent of
the EMHA Architectural Guidelines to provide guidance to
designers, builders, and owners in developing appropriate
architectural and site plans which satisfy these concerns.

All construction that is undertaken in Evergreen Meadows,
whether new building or site construction or changes to
existing facilities, shall be subject to review under the
Evergreen Meadows Architectural Guidelines and Construction
Guidelines.

New Construction: Prior to preparing plans for a proposed
residence, it is recommended that the owner and/or his
architect meet with a Committee member to discuss proposed
plans. This informal review will provide guidance but will
not result in any binding stipulations. No fee shall be
charged.

We have become aware that quite a few projects have been
commenced without the approval of the Architectural Review
Board. All construction and fence erections are subject to
ARB approval. These projects include, but are not limited
to, room additions, new decks, garages, new roofs, new paint
jobs on the house, new shutters, and the erection of split
rail fencing of any kind, even that which frames a driveway.

The ARB exists to ensure that the homes in the neighborhood
retain their natural beauty and that our property values
remain high. It is not our responsibility to "police" every
resident's property to ensure that our homeowners comply
with the EMHA Architectural Guidelines. However, please be
aware that if a resident lodges a written complaint
regarding a project that has not received the ARB's
approval, the ARB does have the authority to mandate that
the project be terminated and that the site be returned to
its prior condition. This could be costly to the offending
resident and would undoubtedly result in unfriendly feelings
for all involved. Please be sensitive to the other
homeowners in Evergreen Meadows and obtain approval for all
construction projects.
