TRASH CHARGES As we reminded you in the last newsletter, Waste Management is now required to charge extra for any trash left outside of a receptacle. We again ask your cooperation in confining your trash to your own receptacle in order to limit the Association?’s trash hauling costs. If you have extra trash at any given time, you might consider asking a neighbor if you can use their receptacle. Please be aware that any extra trash charges passed on to us in excess of $5.00 will be billed to you. We will also notify you of any extra charges less than $5.00. We thank you in advance for your help with this issue.

DITCH Due in large part to the groundwork laid by Past-President Jerry Stahmer and the efforts of Five Oaks resident Jeff Couch, the city has agreed to install a concrete pan in the ditch on the north side of the property at their expense. Jeff will consult with the city on grading needed and other details. The Association will be responsible for sod replacement or reseeding and any adjustments necessary to the sprinkler system, which we anticipate to be minimal. Total cost to the Association has not been determined, but is estimated to be in the $1,000 range. This is great news, especially for the residents along the ditch. Kudos to Jerry and Jeff for solving a long-term Five Oaks problem.

LANDSCAPE REPORT

The lawns have been aerated and fertilized. Jerry Stahmer continues to work with Monarch on the issues of replacement of sod damaged by snow removal equipment last winter as well as particularly dry areas of the property.

PONDS Both the large and small ponds continue to present us with maintenance challenges. The pump motor in the large pond has been replaced and the water is being treated with microbes to combat algae. Thanks to Frank Murray for being our ?“microbe man?” and to all the residents who have taken on the responsibility of keeping that pond clean.

Jeff Couch is once again assisting the Association by researching options for cleaning and maintaining the small pond. Resident assistance with cleaning would be appreciated. We supply the net!

NEIGBORHOOD NIGHT OUT, AUGUST 6. Tuesday, August 6 is Neigborhood Night Out, an annual event sponsored by the City of Fort Collins to build a sense of community and prevent crime. Plans are underway for a Five Oaks potluck to be held from 6:00 p.m. to 9:00 p.m. Mark your calendars and plan to spend some time meeting and greeting your neighbors. Details will follow.

PAINTING Painting will begin on 980, 974, 962 and 956 Richmond in early September. Trim on 1062 and 1074 Cunningham and fireboxes at 1062 will be painted as well. The Board will be reevaluating the painting schedule you received based on need and will inform you of any change in schedule.

FINANCIAL STATEMENT Enclosed is an updated financial statement for the year ending December 31, 2001.






COMMUNICATIONS

Your Board is investigating various ways of improving communications within the Association including the use of email and an affordable and user-friendly web site. While the web site investigation will require additional evaluation, the wide spread utilization of email could be implemented almost immediately and would allow us to:

?· save postage
?· provide more frequent updates on important issues
?· survey residents
?· communicate on a more timely basis
