Is there a way to "sentence" bad landlords to live on their own property for several months? They should have to live with their tenants and the conditions that they allow others to live in. Just a thought.

Why wait

Sitting back till he comes to you will not resolve it. The best way to sove a problem is to go directly to the source. Notin a nasty way, but simply by giving him the facts.

See if there is any one interested in buying the home. Take him a buyer. Have Debbie Cunningham or another realtor send him a letter to see if they are interested in selling. it never hurts to ask. Waiting for a problem to resolve itself will leave you frustrated alot longer than not.
