ARTICLE V
Architectural control

Section 1. Except as set forth in Section 2 below, or as planned, placed, erected or maintained by the Developer, no building, fence, wall, patio cover. Awning, antenna, or other structure shall be commenced, erected or maintained upon the properties, nor made until the plans and specifications showing the nature, kind, shape, height, materials and location of the same have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography by the Board of Directors of the Association, or by an Architectural Control Committee ("the Committee") appointed by the Board. In the event the Board, or the committee, fails to approve or disapprove such design and location within thirty (30) days after said plans and specifications have been submitted to it, approval will not be required and this Article will be deemed to have been fully complied with.

Section 2. One or more outside antennas may be erected, placed or maintained on a Lot without the approval of the Board or the Committee, provided that it complies with the Architectural Control Guidelines promulgated by the Board or the Committee and is harmonious as to design and location in relation to surrounding structures and topography. An addition may also be made to each Townhouse in accordance with plans and specifications developed by Developer and filed with the Board or the Committee without the approval of the Board or the Committee, provided that the addition and the construction thereof comply with the Architectural Control Guidelines promulgated by the Board or the Committee.

DOORS AND WINDOWS
1. Security screen doors (only) will be authorized to be installed on the front of the units. Colors to be black, white or match decor.

2. Sliding screen doors or Security Screen doors, (only) will be authorized for patio or French doors, upper or lower level. Frames must be black metal with black metal or fabric screen.

3. Sun screens must be black metal frames with black metal or fabric screen.

4. Security window guards may be authorized requirements of safety, color and decor if they meet requirements of safety, color, and decor.

NOTE:
Bamboo blinds, aluminum foil, cardboard, etc. will not be allowed in windows visible from the street or a neighbor.

PATIO COVERS
1. Aluminum or wood patio covers may be authorized. Color must match the decor of the buildings.

2. Asphalt shingles must be used for roofing on wood patio and deck covers.

EVAPORATIVE COOLERS
Evaporative coolers may be installed out of sight from the front of the unit, and all piping must be installed on the back of the unit in a neat manner.

WINDOW AIR CONDITIONERS
Window air conditioners will not be allowed except for medical reasons, and with a doctor’s statement. Authorization will be reviewed every six months, requiring a new statement from the doctor.

GUTTERS
Must be metal and painted to match decor.

SIGNS
Article XIII, Section 4 - Provides for signs "For Sale" or "For Rent" not more than five (5) square feet in size.

Signs must be placed on a staff of not less then one (1) foot and not more then five (5) feet.

Signs must be placed in the common area at the front of the unit and not on a garage door or in windows. Signs cannot extend into the street area. Should the sign not meet the requirements established, it will be removed by the Management Company.

TELEPHONE OR OTHER WIRES
Telephone or other wires may not be installed on the outside of the units.

MISCELLANEOUS
Items placed in the front of units such as benches, plants and containers, etc. must not detract from the unit.

Decorations may be installed one week before holidays and must be taken down within one week after. Christmas lights and decorations may be installed on December 1st and removed within seven (7) days after January 1st.

NOTE: If the Architectural Control Request is not completed within thirty (30) days after approval, said approval is null and void. A new request must be submitted.
