ASSOCIATION FEE:
The monthly Association fee which covers normal operating expenses including pool care and up-keep, landscaping, utilities in the common areas, all water supplied for the entire complex, exterior and common area insurance and taxes is due the first day of each month. This payment is the responsibility of all homeowners. Please keep these payments current in order to keep our complex a nice place to live and to avoid disconnection of cable and water service to your home.
ARCHITECURAL STANDARDS:
The Architectural control committee and/or Board of Directors is responsible for approving all exterior additions or alterations of the buildings, fences, walls, patios covers, awnings, storm or screen doors/windows, antennas, etc… Please consult the committee/ Board of Directors before starting any project on the exterior of your home.
PARKING:
Resident parking is limited to your garage or the south side Diana Avenue, with the exception of the red curbs areas. Parking of commercial vehicles or parking of more than a 48 hour period in the common area (including Diana avenue) is strictly forbidden. All parking spaces in the common area are for guest only. Vehicles with expired licenses plates are not permitted on the common area. Major vehicle work is not to be done in the common area. Notifying a Board Member when entertaining a guest for several days may save your visitor unnecessarily receiving a parking ticket. Violators will be towed upon their 3rd notice.
POOL AREA:
The pool area facilities are for the use of residents and our guests. Children under age 14 (fourteen) must be accompanied and supervised by an adult (18 years or older) at all times. Pets are not allowed in the pool area. For your safety and security reasons, keep all gate closed to the locked position. Please observe all posted pool rules.
REFUSE:
Dumpsters are provided by the city of Glendale for baggable trash. They do not pick up uncontained articles such as chairs, couches, Christmas trees, etc… Large trash items are the responsibility of the resident for disposal.
PETS:
It is permitted to have 2 (two) pets in your residence. Pets must be walked on a leash outside the home and are not allowed to room free. Owners are required to clean up after their pets. Please carry a “pooper scooper” or similar device when out with your pet.
NEGLIGENT DAMAGE:
If any property in the common area is damaged or destroyed through the negligent act of a resident or a guest, the Association will make the repairs and bill the resident. Payment must be made within 10 days to avoid further action toward the resident or the property owner.
The above are highlights of the rules, regulations, conditions, and restrictions at Fountain shadows. All residents (homeowners and/or tenants) are equally subject to them.
