Now they raise the annual assessment dues. In a bad economy. Times are bad enough already. Hopefully they'll take some of the extra money and plant 100 or so tall bushes around the outhouse at the main entrance. All you have to do is turn on the 6:00 news to see how bad the economy is, unemployment, and how much people are hurting. So what does Franklin Lakes do, they raise the dues. That's cold.

You're right on. If any private organization asks for dues, they will at least have to show me every dime spent. It should be public and reviewable online at any time. If they manage their money like the county, we're better off burning money for heat. I never got a thank you letter after I closed on the house. My closing paid the last owners' (2 years) past due association fees.

These associations will and have put liens on properties for unpaid association fees. The fee we pay here isn't bad at all, as fees go I guess. I would rather pay a small fee as this to live in a nice community, where for the most part, properties are kept up by the owners. When we were looking at homes here in Franklin, our realtor steered us far away from Canary Creek and Knollwood Farms. I never in my life heard of a home with a basement level having a wood foundation, but there are quite a few in Knollwood. Property values have gone down, no doubt about that. Bank of America announced this week, they would reduce loan amounts to some of their clients who owed more than their house was worth, and was at least 2 months behind in payments. Interest rates are still down, but if you can't sell the home you now live in, to buy another one, the low interest rates are a just a total

non-event anyway. You think there is anybody here in Franklin Lakes that owe more on their property than what it is worth ? Most definately there is.
