Is Wallgreens Coming To Our Neighborhood?

A brand new Wallgreens store may be the next new business in our neighborhood.
Jeff Bailey is a developer from the Cornerstone Group Inc., and is currently working on the plans to develop the northeast corner of 27th Avenue and Glendale. Wallgreens would replace the Red Wing Shoe Store, the Pueblo 24 hour laundrymat, R & S Mattress store, Yasha From Russia Delicatessen, and a private residence located at 7022 N. 26th Drive.
Wallgreens is currently under contact with these properties, and has begun a series of meetings and applications with Phoenix zoning and planning.
The deal is contingent upon a complete rezone for the residential parcel at 7022 N. 26th Drive from R1-6 to C-2.
Mr. Bailey spoke at our last neighborhood meeting, and was met with the general feeling of approval. Most of the residents that were present voiced that they thought the new store would be a definite improvement to the overall appearance of the neighborhood.
?“Liquor is a non issue?”, Bailey promised, and further stated that Wallgreens would be willing to write a ?’no liquor?’ contingency in the deed restrictions.
Many of the residents on 26th Drive were concerned with the increased cut- through traffic that the store would create. Using GCVNA?’s idea of abandoning 26th Drive, the hope is that together we will either make 26th Drive a cul-de-sack, or prohibit entrance to 26th Drive from Glendale Avenue. The latter option is more likely, as it will be cheaper and will allow the residents, garbage trucks and fire service to exit on 26th Drive, with a right turn only option.
Wallgreens has made a commitment to the neighborhood to ensure that (zoning permitting) the blockage of 26th Drive will indeed occur.
The hope is that construction will begin in July 2003 and the store would be open by January 2004.
