GRACE MEADOWS HOMEOWNERS ASSOCIATION
BOARD MEETING MINUTES
JULY 9, 2008

The meeting was called to order at 7:10 p.m. by President Malinda Hardcastle. The purpose of the meeting was for the Board members to meet with the new Architectural Control Committee to discuss issues related to our front entrance and Lot 14. Theresa Madsen will serve as Chairperson of the ACC; Michelle Cline and Gina Rader have also volunteered to assist.
The topic of the neighborhood entrance was discussed first. Steve Lane reported that Marvin Smith (builder who owns Lot 1) will postpone construction until 2009 due to the current economic climate. He plans to have the irrigation system for the west side of the entrance completely repaired by July 18, 2008. In addition, he plans to rebuild the brick wall on that side and reposition the flower bed by August 10, 2008. The builder had previously submitted landscape plans for the flower bed to Tammy Gill (former ACC chair). New ACC members will attempt to locate a copy of these plans, as well as research options for new entry signage similar to that of Grayson Villas.
President Malinda Hardcastle reported that the final offered signing bonus for Lot 14 is $18,500 per acre. The HOA membership previously voted to approve a mineral rights lease for this lot: the Board unanimously approved for the President to sign the contract at this time. The lot is approximately 1/3 acre in size. President Malinda Hardcastle also informed the Board that individuals may view legal documents that have been recorded, including mineral rights leases, at http://www.tarrantcounty.com/eGov/site/default.asp then select site map then real property search and enter your property info. Vice President Brian Robb reported that he is working on constructing a website where residents may logon for information/news about our HOA. He will add a link to the Tarrant County website.
Planting of trees and grass on Lot 14 is completed, but there are some bare patches of grass, as well as one tree which appears stressed. The new ACC members will obtain copies of contracts from vendors who supplied plants (guaranteed for one year), as well as an extra key to the irrigation system control panel, and a schedule for routine maintenance of all Common Areas.
Krista Robb is organizing a social committee to plan neighborhood events, such as an end-of-summer barbeque and holiday parties. She is in need of volunteers who are interested in helping.
The next joint meeting of the Board and ACC is scheduled for Wednesday, August 20 at 7 p.m. The meeting was adjourned at 8:30 p.m. by President Malinda Hardcastle.
