The legal papers have been prepared and filed with the Clerk of Courts. There were 14 property liens filed against homeowners who refused to pay their association fees. The cost to the Homeowners Association (ALL homeowners) to file the liens was $392.83.
Each of the 14 homeowners property lien is in the amount of $100.20 total. This total consists of: 2003 homeowner fee, 12% interest per annum 1 1/2 years, filing fee for lien, 2004 homeowner fee, 12 % interest per annum 1/2 year, association processing cost.
As you can see, those homeowners chose not to pay their fair share of community expenses which cost them much more than if they had paid initially.
The court also requires that the lien amount must be paid in full--no partial payments will be excepted. When the lien has been satisfied, the homeowner will have to pay an additional $32 (or more if the rate rises) to have the lien removed.
Now that the 2003 delinquent homeowner fees have been dealt with as voted on by the homeowners present at the 2004 annual meeting, work will begin to collect the delinquent 2004 homeowner fees.
There will be one last chance to pay that fee before the end of the year. A request letter will be mailed within the next few weeks.
Please urge your neighbors that have not paid their 2004 homeowner fee, to do so as soon as possible. The clock is ticking !
