Real Estate Open Houses

At last month's Board meeting, the issue of holding real estate open houses was discussed in the Homeowner Forum. I am not sure what was resolved at that time, but I think this is an issue that deserves a little more discussion. It ocurred to me that this disucssion board might be a good place to hear from both sides and perhaps this can serve as input to the Board for a future discussion.

I think the most pertinent background is found on page 12 of the Rules and Regulations of HPT:

Unit Sales and Leases

While selling a unit, public open houses are expressly prohibited. A broker's open house is permitted and must be attended by licensed real estate agents only. Agents will be requeired to sign-in prior to admittance. No more than one broker's open house is permitted in the building on any given day and it must first be scheduled with building management.

Units for sale must be shown to perspective buyers by appointment only.

These rules were established before any of us moved-in and we all agreed to abide by thee rules. There is a security consideration involved in letting anyone present themselves at the front desk asking for admission on the basis of a sign outside inviting them to visit an open house. I believe the proliferation of signs in front of the building could become an eyesore and I think there is a certain cachet value to living in a building that is accessible only to prospective buyers who are accompanied by a real estate agent. Having previously owned in a building where the proliferation of agent lock boxes on the railing outside the front door was a good indication of the desireability of living in that building, I for one would prefer to keep the visible signs of real estate activity to a minimum.
