Hickory Creek is situated at the northeast corner of the Pearland city limits, near the intersection of Knapp Road and Old Alvin Road. The nearest major intersection is the south Beltway 8 at Telephone Road (Hwy 35), about a half mile away.
To get here from Houston, take Hwy 288 south, to east Beltway 8, to south Hwy 35 (Telephone Road). Continue south on Hwy 35 (now Broadway in Pearland) to the first traffic light intersection, and make a left on Knapp Road. Continue to the first stop sign and make a right at Old Alvin Road. Hickory Creek is the first entrance on the left, Glastonbury Drive. To get to Phase III of construction, drive around Glastonbury to Hickory Knoll and make a right. Promenade Homes sales center is on the left.

Yes, we still have that small town feel! Most residents moved here because of the quiet nights and active kids; many residents have moved here to be close to family or friends also in the neighborhood.
Here are just a few of the tangible benefits:
- No mandatory homeowner's association which equates to hundreds of dollars saved per year (HCCC dues are $15 per household per year, compared with $200-$600 annual fee associated with established HOA's)
- Small, tight-knit community comprising only 120 homes upon completion of Phase III
- Hickory Creek was high and dry during Pearland's worst flooding to date (Tropical Storm Allison, June 2001)
- Primary and secondary schools within 1-4 miles; bussing available
- Active Civic Club with voluntary membership averaging 30% to 40% of homes
- Minutes from grocery, video, fast food, home and garden, and other convenience stores
- Running track within a mile at Junior High stadium and full gymnasium within 4 miles
Phase III of construction is now taking place and Promenade Homes is our current builder/neighbor. Approximately 30 lots are still available (many of them oversized) for building of new custom homes. Creek side lots are limited. For more information on homes and/or lots for sale, check the "Construction..." link below or contact Promendade Homes directly, 281/997-7987. Also be sure to look at our "Restrictive Covenants," the property deed which rules our land.
