A. Roofing material options
1. Cedar Shake: Class C minimum fire retardant; #1 grade, ½ inch shake.
Or
2. Composition: 30-year minimum with the color to match the weathered shake.
a. GAF: Timberline Ultra or Original Timberline: primary = Weathered Wood.
b. Tamko: American Heritage series; primary = Weathered Wood.
c. Celotex: Presidential or Dimensional series; primary = Weathered Wood.
d. Elk: Prestique series; primary = Weathered Wood.
e. Owens Corning: Oakridge series; primary = Driftwood.
f. Malarkey: primary = Weathered Wood.

B. Process of verification / approval by Highcroft Homes Association
1. The Highcroft Homes Association Roofing Board, identified above, has responsibility to review and approve roofing replacement and reports to the Highcroft Homes Association Board.
2. The Roofing Authorization and Compliance form will be provided by a member of the Highcroft Homes Association Roofing Board to any homeowner in the process of roof replacement. (A copy of the form is attached)
3. Homeowners replacing their roofs will submit the completed Roofing Authorization and Compliance form to one of the Highcroft Homes Association Roofing Board (Roofing Board) members prior to roof replacement. The Roofing Board member will respond to the Homeowner with any request within 48 hours of receipt.
4. The following information is required in writing by the Homeowner through the Authorization and Compliance form:
a. Name, address and phone number of owners where the re-roofing project is to be undertaken.
b. The name, address and phone of the Roofer/Roofing Company who is contracted to complete the project.
c. The date when work is to be started and completed by the Roofer/Roofing Company. The date when material is to be delivered to the home for project completion.
d. Authorization by the Roofer or Roofing Company that the roofing requirements within the Highcroft Homes Association are in compliance.

5. Homeowners may petition the Board of the Highcroft Homes Association for issues outside of (clarification), or discrepancies within the Association requirements. The Roofing Board would provide recommendations and comments to the petition but refer direction to the Board of the Highcroft Homes Association.
6. All roofing matters must be considered within the ‘time is of essence’ philosophy and should be completed (authorized or not authorized) within 48 hours of notification.
7. The Roofing Board members may be elected at any Association meeting. Temporary replacement of any resigning or absent Roofing Board member would be made be the President of the Highcroft Homes Association until another election could take place at any Association meeting.

C. Other roofing matters
1. Current existing variations are ‘grand fathered’ into the Association’s roofing approval.
2. Future or other products and/or colors not identified within the approved Highcroft Homes Association roofing requirement may be added as an addendum upon review by the Roofing Board, submission the Highcroft Homes Association, and approval by a majority of the Homeowners by written consent or at the next Association meeting by majority vote.
3. All roofing materials in the Highcroft Homes Association must be Class C or a higher Class of fire retardant.
