June 5, 2012 Annual Co-Owners Meeting Minutes

The co-owner meeting was called to order at 7:04 pm at L'Anse Creuse Middle School North and a quorum was confirmed.

The members of Realty Mart introduced themselves as did the Condo Association directors.  Board members Leslie Demgen and Delphine Cyccone were not present.

The ballot for new officers was passed out.  Four names were listed to run for the three vacancies.  Leslie Demgen, Donna Griffin, Dianna Makurof and Georgiann Kaptur.  Cecelia Criffin also put her name in to run for office.  The membership voted.  Michelle and Donna from Realty Mart counted the votes along with Pete Demgen.  John Smilnak observed.

It was motioned by Kathy Esdale that the minutes be accepted as written without being read, seconded by Cecelia Griffin.  It was suggested that the minutes of future meetings be sent to the co-owners before the annual meeting so that they can be read and then approved at the meeting. 

Georgiann Kaptur presented the balance sheet to the co-owners.  Cheryl Vutci motioned that the Treasurers report be accepted, seconded by Kirk McCarty.

There was discussion about the sprinkling system.  Bob borowy explained that half of the complex was watered on one night and the other half on the second night.  He shuts the system off if there is a lot of rain.

A question arose about basement repairs.  These repairs are usually rod hole leaks.  Contract Donna at Realty Mart if co-owners are still bothered with these leaks.  Repairs will be made.

New Business:

Bob Borowy said that painting and gutter replacement would be done this summer.  Bids have been received and will be decided on by the board in the next week or two.  The painting and gutter replacement will be done in tandem. 

There is an approved color for the front door.  Even though Sherwin Williams has discontinued the color, the numbers for the paint color are available.  Marlyn Pointek has the number for anyone who needs it.

When the windows are painted, those who have had their windows replaced with vinyl front, their windows would not be painted.  Co-owners must maintain would around the windows.  If wood is rotted and it affects the integrity of the drivit, it is to be replaced/repaired by the co-owner before it can be painted.

Jay Krajenka asked about window replacement.  After much discussion it was decided that those co-owners wishing to get new windows talk with those who have already purchased windows and see what companies they used.  Replacement windows can be purchased where the co-owner gets a good price as long as the color is as close to the trim color as possible.
