President?’s Report

Do you believe it?’s already April 2007? The good news is that the pollen is gone. It is nice to see everyone start to work on their yards again, painting his or her homes and getting ready for summer. Remember, if you are going to change the color of your home, drastically change you landscaping ,etc. , you must submit those changes to the Property Manager for Architectural Control Committee approval.
Who has been making all of the tire skid marks all over the neighborhood? We need to slow down our driving. Our neighborhood now has a lot of children 4 to 10 years old. They are starting to ride their bikes and cross the streets now on their own. We need to be paying more attention on our way in and out of our community.
Parents, pay better attention to who your kids are hanging out with and where they are going. Our own Keystone Manors kids from 12 to 18 years old are the vandals destroying our common properties. The guards have had to call the police 4 times this year when kids from our own neighborhood and their invited friends have torn up the park grass with their cars and trucks, thrown beer parties at the pavilion, defecated on the pavilion and play ground equipment, used drugs and painted gang graffiti. These are our own kids! When the surveillance cameras get installed next month, we will catch these kids and they will go to jail and get prosecuted, no exceptions.
On the other hand, I have been to a couple of birthday parties at the park. It is a great place to have a party, easy to set up and easy to clean. The kids can bring their bikes and toys down, you can order the big playground blow ups, play football, baseball and soccer. It?’s a great place, use it! Soon you will see a face lift on the tennis courts. Thanks to our own kids again, we will have to spend thousands of dollars to restore play.
This summer the park will have the chain down. The bathrooms and the tennis courts will be locked. If any resident wants to use them, just go to the guard and get the keys in exchange for your drivers license. The cameras will be on so we can monitor and record the entire parks activities 24 hours per day 7 days a week.
We hope you like the flowers we are maintaining at the front entrance and at the islands. We will continue to do so with changes being made 3 times per year. Have a great summer and call me, Tracy Califar, at home any time if you have any questions.

Homeowners?’ Meeting

A Keystone Manors Homeowners Association meeting will be held on Thursday, May 10th at 7:00 PM at the Hillsdale Baptist Church on Ehrlich Rd., just east of the Veterans Expressway. The agenda will be to update homeowners on the projects and plans to be accomplished in 2007 and other new business as appropriate. All homeowners are encouraged to attend.

Survey Results

The results of the homeowners survey are in and you selected the following items to be worked on:1) the main pond; 2) the tennis courts and 3) the exit gates. These items will be discussed at the May homeowners?’ meeting. There were 18 different requests from the 85 surveys that were turned in.

Keystone Manors Homeowners?’ Party

We are planning a neighborhood party to be held at the pavilion on Saturday, June 9th and you are all invited. This will be a good chance to greet your neighbors and meet new ones. We will have a large cooker there, a DJ, inflatables for the kids and more. If you would like to contribute food, beverages, etc. , it would be greatly appreciated. Please contact Tracy Califar at 926-5013. This is our first neighborhood block party, let?’s make it a great one!!!

Reclaimed Water Update

Keystone Manors is still on the waiting list, number 2 behind Cheval West. Unless Cheval West lets us go first, we are still a minimum of 2 to 3 years out. There has to be waste water available before the county can make reclaimed water for Northwest Hillsborough County. We are in communication with the board of Cheval West.




Garage Sale

The Keystone Manors annual garage sale will be held on Saturday, May 12th . We will post a banner at the front entrance advertising the sale and also advertise in the Northwest News. So now is the time to get all those items you want to get rid of together and sell them instead of throwing them away.

Exit/Entry Gates

We have finally found someone to fix our gates properly. Hopefully, by the time you receive this
newsletter, they will be fixed, We also have plans to replace the yellow bars with white ones and add reflective signs on them so that they are easier to see. We have also instructed the guards to take down the license plate numbers of our homeowners and their guests who knock down the gates. Please, pay attention and drive safe.

Vandalism

Unfortunately, vandals have struck again. The pavilion area has been trashed, graffiti has been painted on the walls, the field in front of the tennis courts has been used as a spinout area for vehicles and the tennis courts have been damaged. Surveillance equipment will be in place soon and this should help reduce the vandalism. Much to our surprise, those vandals who have been caught are kids who live in Keystone Manors. We have informed parents concerning their kids?’ vandalism, but this hasn?’t worked. As stated in the President?’s Report, from now on all vandals and vandalism will be reported directly to the Hillsborough County Sheriff?’s Office.

Spring Cleanup

Spring is here and a lot of you have started cleaning up and renovating your property and homes. Please, remember to send any plans you have for renovating, remodeling, painting, fencing, etc. to the Association Manager so that the Architectural Control Committee can review them. The Declaration of Covenants, Conditions, Restrictions and Easements and the Design Standards are posted on our web site at: www.neighborhoodlink.com/tampa/kmhoa/




Odds and Ends

If you have scrap metal or old appliances you want removed and you don?’t want to haul it to the collection center, Mr. Nat will haul it away free of charge(he does accept tips). His phone number is 951-1165

If there is enough demand, we can arrange to have a computer and electronics recycling day as part of the garage sale. There is a local company that will provide a truck and the manpower to process and load the equipment. All equipment is processed in accordance with local, state and federal regulations plus the company shares the profits with our association. Contact a board member if you are interested.

Keystone Manors would like to thank our neighbor, Ace Hardware. We made one phone call to the manager of the Ace store and within 2 hours the graffiti was painted off the wall facing the park. It is so convenient having a nice clean and bright Ace Hardware Store next door to buy our home improvement and yard needs. Thanks, Ace Hardware.
