WOW! The HOA board has been busy lately!
We had our board meeting last night and it went very well. Here are the updates for our neighbors.
#1 As you know we have dismissed AMS from thier duties and have replaced them with Pro-com. Sylvia Coffee, our manager has been a true asset to the running of our community and has been much more hands on and involved than any manager we have had in the past. This transition has been... umm... bumpy (no fault of Pro-Com) but is now running as smooth as ice. Our response time has been cut from 2-4 WEEKS (under the previous company) to less than 2 days. The board is being notified of complaints and taking action much much faster due to this change.
#2 We approved our annual budget for fiscal year 2011 so IMPROVEMENTS to the budget include: a $500 budget for social gatherings (IE Blockparties- National night out etc.) this will NOT be spent on our annual meeting... this line item is strictly for community events to be held during 2011. If all goes well, we MAY be able to increase this amount in future budgets. This is a new line item that has never before been included in our budget. #2 Your new board of directors has taken a "2 warnings, no third" stance. This means that we will send two notices of violations and there will be no third notice. We will either do force mows (at homeowner's expense) for unkept lawns, call Bexar County Sherriff's Dept to have improperly parked vehicles ticketted or towed, or send issues to our attorney for legal action if needed.
While we do not WANT to impose any undue stress or financial obligation on our neighbors, it isnt fair to the people that abide by the rules when others dont. Our property values are falling due to the current economy, and the actual curb appeal to the FEW residents that choose to ignore the CCRs does not help. PLEASE ABIDE BY THE RULES... we dont want to have to force people to do what your HOA CCRs mandate, but we will.
#3 We have some VERY VERY exciting news!!!! The 2 resident Board members and Sivage Homes Board member have been working to get some of the promises made by OBRA come true!!!
Let there be NO MISTAKE... OBRA bailed on us and left us in a very bad situation. OBRA promised us a park, then left us with no park, dangerously failing roads and inadaquate drainage.
Sivage Homes ACTIVELY picked up the ball and, along with the resident Board members over the last couple years, and together, we have put forth measures to attempt to have the county issue a bond that will, if approved FIRST by the residents of Kriewald Place HOA, then by the county commissioner's court, will get our roads fixed, drainage repaired and POSSIBLY give us our park/recreation center. I need to emphasis POSSIBLY.
I believe in the "dont count your chickens before they hatch" theory but the residents do need to know what we have been working on. No matter how this goes the resident board members wish to thank Sivage Homes for trying to take on this massive task to the best of thier abilities. Hopefully we will have more good news in the near future.
#4 We have approved and passed a Yard of the Year program. Our first winner is 9743 Cresent Moon. This retired couple works so hard to maintain an absolutely gorgeous yard. They have received a sign and $100 worth of Visa Gift cards to spend however they choose. Congrats!
#5 We have also approved and passed a Yard of the Quarter program for 2011. We will be awarding a yard sign and a $25 Visa Gift card once per quarter to the best yard of that season. #6 We know that there are street signs that are in need of repair/replacement and are currently looking into getting those fixed/secured properly/replaced. NOTE: We are aware that High School and Middle School kids that get picked up at Acadian and Salty Marsh are shaking, kicking, hitting and digging the street sign out of the ground. While we will get it fixed ASAP we will also be watching that bus stop and informing the appropriate law enforcement officials should we witness this type of vandalism.
Those are the major issues we tackled in a nutshell last night. We will be putting out the newsletter in December do be sure to keep an eye out. We will try to keep our residents informed as much as possible and reply to any and all concerns ASAP.
