Transfer Fee

I am rewriting this item that was submitted on Sept. 9th and removed nearly immediately by whomever has the ability and authority to do so for whatever reason??? I am rewriting as best I can by memory from the first version.

On the home page the item transfer fee reads: Brunswick Place implemented a transfer fee of $250.00 to all home buyers on the purchase of all homes sold after June 1, 2007. This helps to defray the cost of the change over in the programming of the gates, remotes and codes used by the residents. Please inform your realtor of the charge so that it can be collected at closing. Please contact Kimerly with any questions!

My comments were similar to this: I disagree with the establishing of this transfer fee on the basis that there have been no charges from Bill Saddler, who manages the gate, for coding or programming in the 1.5 years that I served on this board. The remotes were $37.50 and have been transferred from the seller to the buyer for the most part, but have been available for purchase through the treasurer. I do not think this organization needs to be run like the Federal Govt. These charges are clearly operational costs and should be handled as such. Lets not set up accounting systems that are difficult to maintain and discover.

I am not sure of your information, I do not know of anyone that runs a business that does it for free, the transfer fee stands. This is a legitimate fee not uncommon to real estate. This is the fee charged by the association for the set-up in the system that is used by the association. It was never intended to be an itemized statement of charges. We are working hard to keep our HOA yearly charges from being increased. Without the sometimes necessary charges for specific reasons, our yearly dues would have to increase and that is something I do not want to see happen.
Clarification

All I am stating is that as long as I was on the board, I never recall one invoice from Bill Saddler having to do with programming or coding for the gate. I believe that he must have been considering his sale of the remotes as the part that covered the fee for this service. As the sale of remotes is decreasing, he could potentially require payment for these services, but to the date of my resignation, I had never seen a bill for anything other than maintenance or required work on the gates.
Raise our fees?

We do not need to raise our fees! The transfer fee is a good idea! No one should complain about fees charged to transfer, when I sold my last home it was charged!
